1 star for Livano Apartments, 5 Stars for Pet Center at Livano
The only good thing about these apartments is the pet center. I would genuinely rate that portion 5 stars because Cristina and Chloe take absolute amazing care of my two dogs. They provide updates throughout the day, send pictures, and it’s very obvious how much they truly care. My dogs love going every single day and get visibly excited the moment they see them at daycare. They are the only reason this place deserves any positive recognition. I highly recommend this Pet Center for your animal... daycare/boarding needs!!!
Unfortunately, everything else at Livano Kemah is terrible. Management does not seem to care about their residents at all. Parking has been an ongoing issue for a long time, and the only concern management shows is toward residents who pay extra for reserved or covered parking. On most days, residents are forced to park at convenience stores down the street just to have a place to leave their car without being towed.
The price you’re paying for these apartments is ridiculously high for what is advertised as “luxury living.” Yes, the apartments look nice—but that means nothing when you’re dealing with poor management that doesn’t listen, doesn’t care, and isn’t willing to make changes for all residents—only those who pay more.

Gorgeous apartments but the parking situation negates everything
There is not enough spots for tenants. Paid parking is always sold out and free spots are taken by 5pm. If you work late dont even think about moving here. Tenants are resorting to having to park at whataburger. That is honestly embarrassing for this complex. Shame because the amenities and floorplans are really nice, but if you have to circle the place for 1hour every night just to park, is it really worth it?

Maintenance
The maintenance guys are always great and so kind. We needed our water heater turned up and they were here at 9am the next morning. There was a form I had to sign for safety reasons; I went to the office and signed it and they came back and adjusted it asap. Thank you.
