Unfortunately, the living conditions in the complex have noticeably declined due to a lack of proper guidance and consistent management. When new residents move in from outside the country, it’s essential that they are informed about the community rules—such as maintaining appropriate noise levels, properly disposing of trash in the designated dumpsters (not around them), and ensuring that children are supervised and not playing soccer in the parking lot, which is both disruptive and unsafe... .
Another recurring issue is the hanging or drying of rugs on fences, which detracts from the overall appearance of the property. Additionally, reckless driving within the complex poses a serious safety risk for residents, particularly children.
The pool area is also a major concern. It is often dirty and poorly maintained. The images used in advertisements are misleading and do not reflect the current state of the property.
These issues could be greatly improved with clear communication and consistent enforcement of community guidelines. Unfortunately, despite reports and complaints, management has not taken meaningful action. This lack of oversight is significantly affecting the quality of life for all residents.
I sincerely hope that management will take immediate steps to address these concerns and work toward creating a cleaner, safer, and more respectful environment for everyone.

Our team is currently reviewing community policies, enhancing maintenance schedules, and implementing new procedures to improve communication, and cleanliness throughout the property.

Good community
We lived there for several years. It s right across 2 great schools, patrolled by police and close to all amenities. I d walk even at midnight without fear. As long as Stacy the previous manager was there things wete taken care of well. Its an old apartment but not bad by any means. It was brought by a new management last year. They are welcoming and trying thier best and hope they manage it well. Other reviews suggest kids making trouble and trashing around but most are very good kids and... parents. None of them caused any troubles. Probably some tahoe driving soccer mom from wilchester single family home who stayed in this apartment temporarily wrote that review.
Overall unless the new management drastically increased prices, its still a great apartment to move in especially considering the quality of schools .

best place to live!
I absolutely love living here! The price is great for the area especially being so close to the #1 school in Houston. My kids go to Wilchester, so not only is the prices unbeatable but being walking distance is also a bonus! The price, neighbors and location are excellent and wouldn’t consider moving anywhere else! The manager is also great! So professional and is very helpful with any questions I have. She’s always reachable and timely with any questions/requests

I'm leaving when my lease is up
The new manager has already left, less than a year working here. The assistant manager is expected to do it all, which is unfair for her, but she doesn't even show up on time to work at all. The maintenance guy left and a new guy is here, but doing it all by himself, so he probably won't stay long. People who live here go around openly smoking pot. Mothers, with babies in their strollers, have margaritas in their cups, not tea or water, and stand around for hours with their babies in the hot... sun while they talk and drink under shade trees. Kids drop trash all over the property and are hopping the fence to go into the pool without supervision. All the amenities have been cut back to the bare bones. The high prices are due to the zoned schools, not the quality of the apartments or property. The water is constantly being turned off for repairs, the main gate is broken and open all the time - the security is basically non-existent. I don't feel safe here at all as a single, older person.

I will be positive- instead of NEG on a review
Change can be good if people accept the change. When nothing changes for 20+ years and then it does... of course people are going to be mad. The office staff is extremely friendly and welcoming nothing like the old staff. The remodeled units they've done are beautiful. I look forward to seeing what else they do. I will give them the chance that nobody else will. Continue to change and turn the property around!
