I was the first and only tenant to ever live in my unit at Ranch Creek Living — a brand new apartment, never previously occupied. I paid rent on time every single month, carried renters insurance, paid a monthly damage waiver, gave two months written notice, deep cleaned the apartment before leaving, and documented the condition with 55 photographs on move-out day.

Despite all of that, Ranch Creek Living withheld my full security deposit, charging me for cleaning and wall repairs on a unit... where I was the first occupant and left no damage. When I called to dispute the charges, I was told my deposit would be returned on a timeline that does not comply with Texas law — a timeline that contradicts their own signed lease addendum. Their Community Manager sent me three emails over three months acknowledging the money was owed. I never received a single dollar.

I filed in small claims court. They did not respond to the summons. A Bexar County judge found that Ranch Creek Living acted in bad faith and awarded statutory damages under Texas Property Code § 92.109.
