Before I posted this review I wanted to see what others have been experienced and it seems to me that most people just wanted something to complain about. To rebut what some have mentioned I will first like to note that while signing the lease you do also have to sign an addendum acknowledging that the property literally sits on a nature preserve. This important fact I think some over look because it is such an amazingly beautiful property, but living on a nature preserve restricts management on... how they handle wildlife and may affect residents. If I go camping in a state park and get a scorpion bite do I blame the park and say they were inattentive to my issue? Do I complain or write a bad review if my dog gets stung and complain that management of the park is unhelpful? This complex is beautiful. Sometimes I look in my yard and see beautiful different colored birds singing in the middle of the day. People pay to listen to the sounds of nature while they sleep that occur naturally here, but one inconvenience that cant be helped and now the beauty of nature is replaced by a single minded self focus that ignores common sense and previously communicated warnings. As far as maintenance, all of my orders have been fixed in a timely manner and even above what I requested. I had an issue with my sink draining and not only did they fix the drain but he cleaned the heads and adjusted the pressure to my preference without me even asking. I do understand that some people may experience different maintenance difficulties and noticed that the staff was blamed. Because the staff has always been so kind, transparent and communicative; i feel protective. These people have AORs just like anyone else at any job. Some issues can only be maintained by on site staff but fixed by a 3rd party because of legality and liability. AC issues, hood vent, elevators etc all have to be handled by a 3rd party that is first scheduled and even still management goes above what they are supposed to do. I have noticed the elevator out one day and within one business day it is fixed. They fix it fast.This place is beautiful, the staff is friendly, the property is well maintained with their lounges being one of my favorite places to relax and the amenities are well taken care of. The pools are beautiful and many. The gym is always open and equipment all working with a yoga mirror studio available. Even their resident events are fun, with games and prizes lots of times. I moved here expecting a lot more. Unfortunately this was the worst apartment place I have ever lived at. The first apartment had so many maintenance problems I had around 15 maintenance requests the first month. The first was when moved in the water smelled like sewage. I moved from Dallas area so maybe I’m used to a lot more nicer bigger city but still the water should not smell. I had so many problems and my girlfriend did not even like coming over there as much I finally transferred. There... was a new manager at the time it did not seem like he knew what he was doing at all. Then they wanted me to pay a transfer fee which in reality I’ve seen places not charge especially considering the fact why I was transferring due to all the problems one after another. Then the rent price I was quoted for the new apartment no one there could literally recall but then just went at current market rate and took off a completely different amount than I was originally quoted. This place really does not have a lot of accountability a worker came over to the property when I was at the leasing office one morning and I over heard him saying how bad this place is when he gets called out here to work on ac. The buildings had tons of problems anytime it rained would have water all on bottom of parking garage. The garage parking is really small and tight, the elevator in building one always smelled, the building one water would get cut off multiple times to have maintenance work done on it. I realized though after awhile it was just the apartment place here and management company who bought and runs it really sucks. I would not advise anyone to move here seriously plus who cares about a view to pay much more seems ignorant which people get fooled into here to live. I would strongly caution anyone considering Lavella. The property is scenic, but the management is poorly run and dismissive of tenant concerns. My dog was bitten by a rattlesnake just outside our building, and walkways were poorly lit. Instead of taking responsibility, management pointed out that Lavella is near a nature preserve — essentially blaming me for walking my leashed dog in their common area at night.

Maintenance was consistently unreliable — including a kitchen sink that went... unrepaired for over a week, even after multiple work orders. When I gave proper 30-day notice due to safety concerns, I was told I'd be released from my lease. Yet nearly $5,000 in charges were quietly posted to my account, including full rent for days I wasn't there and a cleaning fee for damage caused by their own maintenance failures.

They later adjusted the amount without explanation, but the overall handling of every issue — from wildlife to repairs to billing — was marked by blame-shifting and disorganization. I'm wrapping up 2.5 years at Lavella and wanted to share my experience for anyone considering it.

This place is all about the setting—you're on a hilltop surrounded by nature, with some of the best views I’ve ever had from an apartment. If you can get a unit facing south or east (especially in Buildings 2 or 3), it makes a difference. Watching sunrises, storms, or just clear afternoons from up there never got old.

My unit was one of the renovated ones and held up really well. Good layout, no... noise issues, and everything functioned the way it should. The common areas are modern and well-kept. I didn’t use the amenities much, but when I did, they were in good shape.

Leasing staff were great the entire time—Sydney and Andrew in particular were always helpful and straightforward to work with. Maintenance was responsive anytime I needed something handled.

The only thing to be aware of is that, while the location is peaceful, it’s not the kind of place where you walk to coffee shops or stores—you’ll be driving for most errands. Also, living next to the preserve means you occasionally see bugs or critters you wouldn’t in a typical urban complex (snakes, tarantulas, etc). That’s part of the tradeoff, and honestly, I got used to it quickly.

All in, Lavella has been a great experience. If you’re looking for something that feels quiet, private, and surrounded by nature—but still want a high-quality apartment—it’s worth checking out. Read More

Absolute hell on earth. Please read for your health and safety. The entire complex is riddled with a black mold infestation. Our original unit 2117 in building 2 had a bathroom ceiling covered in black mold. The complex refused to do more than Clorox the problem, and would not conduct an air test due to plans to “renovate” the unit and stated that “it's a liability for us to test and remediate.”

Despite our previous unit being inhospitable, there is currently a new resident living there and no... renovations are in progress. West Lake Vistas lied to us about renovation plans and leased a contaminated unit to an unwitting resident.

We ended up transferring to another unit here because we were in a pinch and had already moved our stuff onto the property. They up-charged us $350 more per month. Because management wasn't willing to fix the mold problem, we ended up paying more money per month? What a business model.

My partner had to go to the ER in the middle of the night for sudden severe trouble breathing (he’s a very healthy adult with no family history or personal history with pulmonary or cardiac issues). After a myriad of tests, the doctor came to the conclusion that "airborne particles including mold" are the strong cause. Additionally, we both had developed rampant itchiness/frequent hives. We then discovered our air vents are covered in black mold.

When we moved in, there was literally urine in our master bathroom toilet; used contact lenses stuck to the toilet seat; missing and gouged floor boards; grout missing in the shower and areas covered with mold; a leak coming from the secondary bathroom ceiling; a closet rack left broken and unusable for 3 months; a dishwasher that leaked a puddle every time we ran it; a severe cockroach infestation; and a general lack of cleanliness throughout. The air filters were completely black and encrusted with dust and the dryer line had never been emptied. We were forced to wait 2 weeks before moving into this unit (while our belongings were in the moldy unit) because it had to be “cleaned” before our arrival. Nothing was clean. To make matters worse, we now have a gaping hole in our bathroom that snows insulation every time we walk in since they haven’t bothered to patch where they fixed a majorly leaking fire sprinkle.
