Let’s start with the good. In the many years I’ve lived there the maintenance were always quick to respond and take care of my issues. Aside from that and the hill country views you get from bee cave that’s pretty much it. Here are the negatives from the moment we moved in we encountered issues, from the gates at the community not working, to holes on the walls from the previous tenants that lived there, to our toilet leaking water. It doesn’t end there our washing machine were leaving dirty... streaks on or clothes and the oven was filthy and missing a light. All those issues I mentioned were fixed eventually. Now the stuff that couldn’t be fixed, you can hear EVERYTHING upstairs and next door, people having conversations, watching tv I mean everything. Then there’s the fact that there’s a huge water bugs issue and I’m a very clean person so I wasn’t the issue, 3 months in I had my first water bug appear and many more encounters throughout my stay there, along with dead bugs all over the walkways. They used to actually clean the grass areas in the community on a everyday basis when I first moved here and since going under new ownership that has stopped so you will see a bunch of trash everywhere through the community, just walk it you’ll see, now once in a blue they pick it up. Also the policies are a joke no one follows them or enforces them. From people smoking in common areas like the pool, to trash being left out in the hallways all weekend making it smell horrible, etc.. moved out after a year that Avalon took over the property as I expected things would get better under new ownership but nope it was actually the opposite

Caution- before you move here!
Walls/floors are super thin; you hear when people come and go all night and day long!
They advertise smoke free, but do nothing to make sure it is! Instead they put it on the renters to call police(Police have more important things to do then come by an apartment complex)!
When I moved here I told them I needed parking close to my unit, they told me they have no issues w/parking and wouldn't be an issue! **they LIED** You can't park near your apartments because the spaces are limited so you... have to park at other units and walk a quarter of a mile in most cases! (Exercise is fine but do this everytime and carrying work, school, groceries,,etc.) oh and it's up and down hills too! Keep in mind it rains often and very windy!
Packages never get delivered accurately.they even have Luxer mail room but half the time they just get thrown in there!
The tow company they use, never comes! No response to communication with them!
The community rooms the TV's repeatedly play their commercials & you can't use them because they lock up the remotes and make you pay $250 to rent the space to use them!
Pools are not clean! Fire pit doesn't work!
They have an excuse or request to enter your apartment/balcony every other month for checking fire alarms inside or on patio! Safety is great but this is ridiculous!
I repeatedly advised staff for months on all these issues trying to work with them, but at this point they still do nothing to resolve issues!
Worst experience ever! **Definitely not worth the price!
The very reasons I moved here were based on them advising of smoke free, and close parking to unit...not true!

Transient
What you see is not what you get. You get, is what you pay for. It’s cheap. And transient. I’ve never been more disappointed. Most of the pets here are either reactive or aggressive. Notes try the safest place fur pet owners.
I love my apartment and the Staff is great and maintenance is fast. I love the view and quietness of the complex. My only complaint is the parking near my building is terrible. There are two cars that never move, they are taking up parking from residents that really needs it. And I have two neighbors that flip flop their cars so no other residents can park in the spots ( I seen it with my own eyes). Otherwise I love where I am at.
