Laurel Wood Apartments and the management agency Waldron Enterprises have inconsistent screening processes and are very selective as to whom they choose to rent to by personal opinions. There is constant, real time modifications to their required criteria and policies based on who they want to rent to, which will not coincide fully with the present application requirements and policies as the qualification’s outline is constructed very vague. These spontaneous specifics of their additional... requirements are sporadic policies that are unable to be outlined by documentation nor be provided by previously established written policies. As the most recent tenant review left advised - document everything. Their practices are borderline illegal and discriminatory. I recommend any applicant or resident that has had their housing rights violated per residency or per screening application, to file a complaint to the following resources - US Department of Housing and Urban Discrimination, Tennessee Human Rights Act and the Tennessee Disability Act.

SAVE YOUR TIME, MONEY, AND SANITY
I moved in less than a year ago and a few months ago the management began coming into my apartment to do inspections because rhey said my apartment was "too messy". Now I am the not the Queen of Clean but there was no food left out, no bugs, no hoarding. Ginger told me that a box containing part of an entertainment center would be a problem for pest control. I asked how and she could not give me an answer. Every time they came in I would clean things up but then they would find something new to... complain about. At one point in time Ginger from the office told me that 'This place is a wreck'. Mind you I was never given 25 hour notice. Most of the time I got a call the day of. And I work nights so most of the time they called or came by I was asleep. I asked for clarification on what they were requiring of me because there was nothing in the lease about this policy. I was told 'we can't put all the do's and don't's in the lease'. So I kept trying to clean up but the last time they did an inspection Ginger came in WHILE I WAS IN THE SHOWER. She also came in and took photos of my personal belongings on her personal cell phone without my consent. So then I got a notice that they would not renew my lease. So I reached out to Waldron Enterprises, the property management company, and every time I emailed and called they didn't reach back out to ME but called the apartment office to tell THEM that I had called and emailed to complain because the office let me know that Waldron had contacted them. I did reach out to a landlord-tenant lawyer (who oddly enough used to live in these apartments) and he said that since it was a non-renewal and not an eviction there was nothing he could do legally because a lease is a bilateral agreement. He suggested that they are doing this so they can pocket my security deposit and they are probably doing this to other tenants as well since the complex is so large.
I spent over a decade in different rental properties in Nashville, including luxury apartments, and I have never once had a landlord complain about my apartment being too messy. I have never had any other landlord complain about ANYTHING that I have done. So this does feel very much like they have been harrasing me.
If you move here be prepared for them to invade your privacy whenever they want and go above and beyond to bully you into leaving without any one to check them. Save your time, your money, and your sanity and live somewhere else.
