Long-Time Resident Disappointed in Declining Management

I’ve lived in this community for over 7 years. Several years ago, management instructed me to park in a “5-year resident” spot. I have parked in the exact same spot ever since — until recently, when I came outside to find a violation tag on my windshield stating I was “illegally parked.”

The tag was stuck on so aggressively that it required a razor blade to remove, risking damage to the glass. When I went to the office to ask why this happened, the staff told me, “We didn’t stick it on that...
hard,” and claimed it wasn’t their responsibility to remove it. They couldn’t tell me where I should park, only that they would “follow up.” They also tried to blame the heat for the sticker issue, and then blamed me for not knowing who originally told me to park there (even though it was years ago).

I overheard the staff discussing among themselves that it wasn’t their responsibility — even though they eventually removed the sticker. Throughout the conversation, I was given multiple excuses instead of a simple acknowledgment that a mistake had been made. When I finally told them they didn’t need to keep trying to shift the blame, and be mindful of these "stickers" one staff member rudely said “whatever” and walked into her office.

This is not an isolated issue. In recent years, the tone of community messaging emails and texts from the office has become noticeably more rude and unprofessional. Staff have even been observed filming young kids outside because they were “riding bikes too fast.” when their own staff text while driving golf carts, nearly hitting people.The “improvements” to the dog park consisted of covering it in mulch — something most dogs dislike — causing most owners to take their pets elsewhere.

After years of being a loyal resident, it’s disappointing to see the way this community is being run. The staff needs to focus on professionalism, accountability, and treating residents with respect.

We love it here!

Living here was on the top of our list, has everything we wanted! A large patio, spacious, large closets, pet friendly, a lot of grass for our little doggie, and beautiful pools and friendly people and wonderful staff in the office and on the maintenance team! We will definitely be renewing our lease :)

Great Place to Live!

We have been here for 15 months and just signed a new long-term lease. We love the design of our apartment; it is perfect for our work-at-home needs. All of the staff at Deerfield are friendly and helpful. Maintenance requests are completed quickly and efficiently. We have fabulous neighbors and it's close enough to Providence Marketplace to walk to shop or see a movie. Also, it's right on the Providence trail and my husband has lost 40 pounds since we moved here & he started walking. ... LOVING IT!

long time homeowner, new renter

Be very carful of Deerfield at Providence and anyother John Rochford property. After living here for seven months I was late on my rent, thinking the better half had paid it. When I got my late notice on the 11th of the month I went to the office to give them my check and was told they would not accept anything but a cashiers check or money order and to add 10 percent to it for the late fee. That amounted to $150.00. You only have a 5 day grace period unlike a mortgate. Kinda extreme uh? and I... was thinking of renweing my lease.

Unfortunately, we cannot make exceptions on late rent. It is the same policy for everyone. Anyone who does not pay their rent by the 5th of the month must pay a 10% late fee. This is the policy of most if not all communities in Tennessee that are... governed by the Tennessee Landlord Tenant Act. Late rent must be paid in the form of a cashiers check or money order because we cannot take a chance that late rent be returned due to insufficient funds at the end of the month. These policies are not hidden and are on the first page of the lease document you signed with Deerfield. It is unfortunate that this would prevent you from renewing your lease.

Quiet

My favorite part of my apartment is the thick walls. The ceilings are also high. The finishes are great. It's also very spacious with lots of storage. I'd give it five stars if the staff were slightly more on top of things, but they're good for the most part.
