I’ve been a resident at this complex for almost six years, and since Blue Magma Residential took over management, the quality has gone downhill while rent keeps going up.

It’s nearly impossible to reach anyone in the office — calls are answered by an AI system, and when you finally get a live person, they’re often rude and send you to a voicemail that’s never returned.

The pools look nice, but residents can barely use them because neighborhood kids overcrowd the area and security doesn’t... enforce any rules. The gym is tiny and outdated — keep your own gym membership.

Maintenance and upkeep are by far the worst part. My stove was supposed to be replaced in November 2024, and as of October 2025, I’m still waiting. I also had a ceiling leak that took two days for maintenance to respond to, and although they stopped the leak, there’s still a hole in my ceiling.

To make matters worse, I was charged nearly $200 for blinds that have been here since I moved in six years ago.

This property is poorly managed, unresponsive, and not worth the money. I strongly recommend looking elsewhere until management actually improves.

I’ve been in my apartment for 5 months . My apartment has a water/leak problem every week. I’ve been killing bugs and spiders since I’ve been here. My bath tubs are peeling . I’ve been calling maintenance and they come out and fix some things . When they do the fix it just enough to get by a couple weeks , then it’s back messed up. The property don’t keep outside clean. Gutters full of everything. Too many stray animals and Ducks everywhere. The office people never answer the phone and when... they do they never know what they’re talking about. They have been letting me live in mold for several years. 6 years ago when I moved in they were supposed to paint my apartment and give me a new carpet. By my move-in date it was not done. They don't want to fix anything. I've been asking for new carpet for 6 years. They just want to charge you for every little thing. I highly recommend if you care about yourself and your family please do not rent these apartments. They are unsafe and could cause illness.

Don't move here, fake news, you will never use the pool or gym, the maintenance is terrible, many of the things that were ruined I had to fix, they don't answer the phone and they don't answer emails, my air has a problem it doesn't cool down well and they never fix it, these apartments are rubbish, where i live the lake is full of trash , and now they are stealing here, 5 were arrested here in the apartments for car theft, ugly, dirty and unsafe apartment

A testament to maintenance:
My bathtub broke in October of 2021. It caused a cut on me, which spurred me visiting the maintenance office to get it repaired. They came out and poured resin into the bottom of my tub, which held for a while. Until it started peeling. This began the SIX MONTH battle with management and maintenance to repair the bathtub.

Management:
I reached out when I lost my job the... first and second time, trying to make a payment arrangement. I was told by Jamie to apply for rental assistance to help through extenuating circumstances. Little to my surprise, I have since then been notified that they do not accept rental assistance.
