Maintenance is equally outstanding. Requests are handled promptly, often immediately, and always with kindness and courtesy. The team is respectful, efficient, and dependable, which gives tremendous peace of mind.

Over the years, I have watched Royal Oaks continue to improve and evolve. There have been thoughtful renovations and upgrades to the apartments, as well as beautiful enhancements to the grounds and landscaping. The property is consistently clean, well maintained, and inviting.

My wife and I moved into this complex 6 years ago after getting married. It's been such a wonderful first home for us. We've never had any issues with bugs or pests. We've had great neighbors. Maintenance has always been very quick and helpful; they usually come within only hours of placing a ticket. It's a very pet-friendly complex, and our dog loves it here. Rent has always been very steady and affordable. The manager, Connie, is always friendly to us and quick to respond to emails. We've had... two different sets of friends move into the complex over the last couple of years after moving to Franklin, per our recommendation, and they've loved it here, too. Ive been a resident for over 10 years.
I love the location and the price and a perfect space for all.
Maintenance is more than responsive, management is incredibly helpful and gets to know the residents like family.
The management company doesn't make you sign up for personal trash pickup so no added cost.
Ive been lucky enough to find great friendships with the residents.

When you're looking for a GREAT place to live in Franklin, this IS the place. We are family here. Was recommended to me by friend, who's kids had lived there (years apart) - and they LOVED it!
Just off I-65 and close to so much (downtown Franklin, groceries, shopping, etc.) - very centrally located. Staff is AWESOME, Connie (apt mgr) has been here for over 25 yrs and knows everyone who lives here - maintenance staff is quick to respond and get things fixed.

I have lived here for 20 years. I am not the only long term resident, there are many others. This is because from the apartment manager to the maintenance staff, they take care of you. It’s like family here. You are not waiting weeks for repairs. They care of you same day or next day. The property is beautiful and well maintained. Come to the top and see the view!
