Income Requirement
Gross household income must be at least 2.25x the monthly rent.
3x rent or greater qualifies for a standard security deposit (1x rent).
2.25x-2.99x rent may qualify with an increased security deposit (up to 2x rent) based on overall application strength. Income must be verifiable through Paysource.

Credit Rental History
Credit history, payment patterns, and overall financial responsibility are reviewed.

The following will result in denial:
Outstanding balances owed to prior landlords
Housing-related collections or open landlord judgments
Eviction filings within the past 3 years
Material misrepresentation or falsified documents
Older eviction filings may be considered depending on overall financial profile.

Security Deposit
Security deposit ranges from 1x-2x monthly rent based on income strength, credit profile, and rental history. All deposits comply with North Carolina regulations.

Application Fee
$35 per applicant (non-refundable).

Leasing Administration Fee: $100 (one-time)
Pet Fee: $100 per pet (non-refundable; does not cover damages)

Pet Policy
All pets must be disclosed and approved. Residents may be required to provide professional carpet cleaning and/or additional cleaning documentation at lease end if pet-related odor, dander, or damage is present. Pets must be included on renter\'s insurance policy.

Renter\'s Insurance
Renter\'s insurance is required with a minimum $100,000 liability limit. Proof of coverage (declaration page) must be provided prior to move-in.
