Application Requirements
-Income must be 3x monthly rent
-Rental History preferred - we will contact your... current/past landlord(s) for a reference
-600+ credit score, no collections or past-due balances (if your score is lower, we could consider you with final months rent upfront and/or a co-signer)
-No prior evictions
-Criminal background reviewed case-by-case in compliance with applicable laws
-All occupants 18+ must apply (credit, criminal & eviction screening required)
-Application fee is NON-REFUNDABLE — contact us with questions before applying
-Applications reviewed in order received and per Fair Housing Guidelines
-Submission of application does not guarantee approval


Lease Terms
-Security deposit: One month’s rent
-Utilities: None included. There is a set $35/month water/sewer fee. Tenant must electric and gas transferred to their name
-Small pets considered with pet deposit & monthly pet rent (PetScreening required; breed restrictions may apply). There is a 2 pet maximum.
-Required: Renters Insurance with $100,000 Liability to Landlord coverage
-Additional fees apply (see below)


Resident Package – $20/month
Includes online payments (ACH fee waived), portal access, 24/7 bilingual maintenance line, and utility concierge service.


Move-In Fee – $100 (one-time)
Covers lease processing, onboarding, portal activation, and pre-move-in condition documentation.
