Declining Standards & Safety Concerns at Cosmo Apts
I’ve been living at the Cosmopolitan Apartments since February 2024, and over that time I’ve watched the community deteriorate significantly, largely due to the near-constant turnover in the management team. With my lease ending in the middle of next year, I’ve already decided I will not be renewing, and I strongly urge anyone considering moving here to think twice.
I want to be fair and acknowledge that the current staff (Carly, the new property mgr, and Jamie from maintenance) are genuinely... wonderful people. They’ve consistently treated me with kindness and professionalism, and I get the sense they truly care about the residents. Unfortunately, I suspect their efforts are limited by decisions beyond their control at the corporate or ownership level, which is a shame because the property could be so much more.
That said, the problems here are hard to overlook. Just a few weeks ago, there was a serious incident involving a drug bust and firearms, which left many of us feeling unsafe. The gym has had many items (e.g., dumbbells, balls, etc.) stolen over my time here. Children have also been seen playing unsupervised in the gym. Recently a glass window was also broken (likely from the kiddos playing in the gym) with the damage remaining unrepaired.
While I absolutely love animals and have one myself, about a week ago a neighbor’s dog had a severe accident in the hallway. The owner failed to clean it up, so after a week I notified the leasing office. Despite multiple residents raising the issue, the waste is still smeared across the carpet and walls due to an inadequate cleaning attempt. A quick search shows that unattended dog waste can spread life-threatening parasites to dogs, cats, wildlife, and even humans. As a responsible pet owner, I’m deeply concerned about the risk of my dog getting sick simply by walking through my own building.
On top of all these concerns, the elevators break down constantly. Just the other day, I ran into the new leasing associate on my floor, and he shared that he and a resident were inside an elevator when it suddenly dropped two floors; an incident that is not only inconvenient but incredibly dangerous.
Taken together, these persistent problems, combined with inconsistent or ineffective responses from management, have made living at Cosmopolitan Apartments a deeply disappointing experience. It’s disheartening to watch a place with so much potential fall so far short.

Would NEVER recommend this apartment to anyone!
We had an extremely disappointing experience living here, and unless the management has changed, I can’t imagine anything improving. The lack of responsiveness from the management team is astounding—emails consistently went unanswered despite multiple follow-ups.
One major incident involved the water line on our fridge breaking, which caused our apartment to flood, as well as the one below us. To access the unit, the fire department had to break through the door, leaving it damaged. After... persistent efforts to get a replacement, their “solution” was a makeshift door made of plastic and duct tape, which they insisted was “safe and secure.” They claimed the doors were custom and required special orders, yet it took four months just to have someone come out to measure.
We also requested to move out due to significant wear and tear on the floors caused by the flood, but management refused, stating we’d have to pay both the current and next month’s rent to break the lease. After prolonged discussions, they finally allowed us to leave but informed us we’d missed the opportunity to move to a new apartment.
Other ongoing issues included a constantly broken trash chute, and if it wasnt broken, people just leave there bags of trash on the floor leaving the area smelling terrible, and a leasing office that completely disregards tenant concerns. Don’t expect any rent reduction for these inconveniences, nor any timely communication—it’s nearly impossible to get a response from anyone. Even noise complaints must be filed with the police, as the leasing office takes no action.
This complex shows little to no regard for its tenants, and I cannot recommend it to anyone.

Hole in ceiling, non functional trash chute, multiple lockouts, NO MAINTENANCE
Been living here for 1.5 years (current resident). There are fairly serious issues with maintenance (often no response for a long period of time).
The crowning jewel is the water damage in the bedroom ceiling. Started 4 months back. After delay of 3 months, the repairs were so suboptimal that 2 weeks after repair, with the first rain, the ceiling started literally dripping. On informing them (mind you - there is NO EMERGENCY MAINTENANCE OPTION - ALL CONTACT NUMBERs were non reachable), they... came by and made a hole in the ceiling as part of investigation. 2 weeks and multiple emails later, still no repairs. Been paying full rent consistently for 4 months. Not a livable apartment complex.
They claim they don’t have any on-site people. Also, the access is FOB based entry, so if you get locked out there is no way for them to let you in. They expect you to call maintenance, which shows up in 1-2 hours.
Additionally, offers such as referral bonus and leasing sign on bonus (free 1 month rent) etc are misleading and they don’t follow through. They don’t put it in the leasing contrast so there is no way to hold them accountable. Don’t appreciate the false marketing.

Love living there
We have lived at the Cosmopolitan apartments for approximately two years now. Recently we wanted to move from the second to the sixth floor. The manager, Jennifer Morales, made our transition very smooth. When we moved into the apartment on the sixth floor, we noted that the refrigerator was not operating properly. We let Jennifer know and the problem was fixed the same day. It is a great place to live as it has a wonderful manager in Jennifer, is located close to Ross Park Mall as well as all... the shopping that McKnight Road has to offer.

Careful Renewing Lease
They raised my rent 10% in the renewal offer from only 10 months, however they list the apartment for $300/month less than my lease renewal offer. When asked, if you let your lease expire and sign a new one for the next apartment over you can get one for $300 less a month for the same apartment but if you stay it’s $300/month more than someone just moving in. Just something to remember if you plan on staying long that you can save a lot more by moving apartments every single lease term. They... list them way under what they offer in renewals so they cater to those who don’t stay. Good apartment, and nice staff just a little heads up if you plan on renewing that your renewal offer may be surprisingly high compared to what they charge everyone else for apartments.
