I’ve really enjoyed living at The Pepper so far. The location is super convenient, with everything I need nearby, which has made day-to-day life really easy.
What stands out most to me is the sense of community. It feels quiet, comfortable, and well-maintained, which makes it easy to feel at home. The staff and residents have all been friendly and approachable, and overall it just feels like a solid, good place to live.

Great Move-In Experience and Helpful Staff at The Pepper
I recently moved into The Pepper and it has been a great living experience so far. The move-in process has been smooth and everyone has been very helpful along the way. The new maintenance supervisor, Gard, is very attentive and quick to respond, and Ashley in the office has been down to earth and always willing to help with anything I need to the best of her ability. Overall, it feels like a well-run community and I’ve had a positive experience with both staff and management so far.

Great location but terrible management company
I've lived in the Pepper Building for 15 years. I loved it here. Spacious apartments and located in a vibrant, safe neighborhood only 3 blocks from Rittenhouse Square.
I've been through 4 management companies in the time I've lived here. The current management company - Living Residential - is by far the worst of the 4. They do very little to maintain the property, and let maintenance tickets drag on for weeks. I know 2 people who went without heat for 6+ weeks from February to March. ... People are breaking their leases and leaving.
The on-site manager is not empowered to make any decisions and the senior team is unresponsive, and when they do respond, they are usually rude.
While it breaks my heart, I won't be renewing my lease because even with all the plusses of living here, Living Residential makes it unpleasant.
