The landlord may offer a renewal at their discretion, typically up to roughly 12 months total, but renewal is not guaranteed. 650+ credit score (1 year of good rental, employment, credit history) & 3x the rent income (or co-signer). Tenant pays a flat $25/mo water charge and splits electricity and wifi with other roommates.
