Black Mold is the least of the problems

List of problems that despite multiple maintenance tickets, never quite get properly fixed:
-Black mold in any part of an apartment that has running water. Showers and toilet-rooms especially have poor air flow, which results in mold growing crazy.
-Ants and black flies. The entire complex has a bad ant problem that they try and deal with in a very cheap manner. And in addition, you'll consistently get swarms of black flies in and around the kitchen no matter which apartment unit you live in...
due to how the kitchen sinks are hooked up + their poor-quality garbage disposals.
-Consistent internet problems. If you're reliant on the internet for any sort of work (be it actual work or school work), look elsewhere. Duck's Village uses the local Hunter Communications ISP, and it's a poor-quality service.
-Low standards for tenants. Part of this can be chalked up to the state's tenant protections backfiring on everyone else, but the apartment complex is slow to deal with violent, belligerent, and antagonistic tenants.
-Growing homeless population that raids the dumpsters, screams at you for throwing away your trash, and steals bicycles. Don't leave your bike locked up on the bike racks, because you'll either have it gone, or they'll steal your wheels.
-Proximity to Autzen Stadium is either a big plus or a big minus if you're a sports-fiend. All I can say is when there's a game at the stadium, you physically can't leave DV's parking lot due to the sheer amount of traffic, followed by not being able to get out of MLK Memorial Blvd.

Old apartments and bad owners

These apartments are very old and pretty gross. They haven’t been properly cleaned or updated in a long time but they continue to raise rent prices anyway. They are way too expensive for what you get and the staff is rude and non responsive. They tried to charge me an my roommates a bunch of ridiculous move out fees and then refused to respond to our disputes. The maintenance team was also nonexistent. Many reasons why we left. Look elsewhere

Poor management

Poor and rude management. Unprofessional and are just trying to leech more and more of your money. Predatory and uncooperative. Would recommend seeing another complex or if new management comes into play. Also you cannot have them take their furniture including bed out of unit. You are stuck using there full size poor bed.

I've lived in Duck's Village for more than 4 years and honestly it's a great place if you're a student or worker that seeks someplace quiet, away from downtown, and great scenery. Duck's Village has a great maintenance team, great professional staff, great amenities, and outstanding customer service. The best part is, you feel at home no matter how long you live there. I'm thankful for my time in Duck's Village and I hope for many more years.
