I lived at Vivo Toledo for approximately two years across four different apartments. During that time I experienced an apartment that wasn't move-in ready, a package signed for by the leasing office and then reported as "missing," being switched out of the apartment I was promised before move-in, and a cockroach infestation.

When I first moved into Vivo in June 2024, my assigned apartment was clearly not ready. The mattress was dirty, the carpet hadn't been vacuumed, there was dirt on the walls... , dead bugs in the windowsill, a heavily stained bathtub, and a cracked, peeling bathroom floor. After I complained, management moved me to another apartment.

While living there, a leasing office employee signed for a package requiring a signature, then I was told the office had never received it. After filing claims with UPS and the jeweler, the package was eventually "found" in the leasing office.

I later moved to a one-bedroom apartment because of roommate disagreements.

After renewing my lease again, I upgraded to a two-bedroom apartment. Before signing, I met with the leasing office to select a renovated unit. I noticed a whiteboard listing available apartments, many marked with "R" for roaches or "B" for bedbugs. I intentionally selected one that wasn't marked, and management emailed me confirming I would receive it.

When move-in day arrived, I was told that apartment had been leased to someone else, and I was placed into a different unit. On the first day, I found German cockroaches.

I reported the problem immediately. The initial pest treatment was incomplete, and I continued finding roaches, including multiple nymphs. Communication was my biggest frustration. I often had to stop by the leasing office multiple times each week just to remind management about outstanding requests. I submitted a formal written notice requesting a building-wide treatment plan. I was later told my apartment had been treated, but the pest control report did not show my unit had been serviced. I was then told it would be treated on a specific day, so I paid someone to watch my dog, only to return home and find no evidence that treatment had occurred.

I don't expect perfection, but I do expect management to honor written commitments, communicate consistently, and respond appropriately to health and safety concerns. Unfortunately, after nearly two years at Vivo Toledo, I can't recommend living here. Read More

Living at Vivo Apartments has been a great experience! The location is incredibly convenient, especially for students—it’s just minutes away from the University of Toledo, which makes getting to class super easy. The staff is friendly, professional, and always willing to help with any questions or concerns.

The recent renovations have really improved the community spaces. The clubhouse is a great place to relax, and the fitness center is a nice bonus for staying active without leaving home. The... apartments themselves are spacious and modern, with all the essential amenities you need for comfortable living.

Overall, Vivo Apartments offers a convenient and comfortable living environment with a supportive management team. It’s a great place to call home!

Worst management. Worst maintenance team. Lier management. Impose charges for gym and computer lab even if you don’t want to use.For what? Better use that rent money to do true maintenance first. Worst apartment I have ever stayed.

The carpet was not changed nor clean when I moved in and the bathroom light was broken and took a few weeks for it to get fixed also there is mold in my apartment that they will do nothing about. I told them about the a numerous of times and all they can say is they don’t see or smell anything but I’ve showed them pictures of the mold on my personal belongings and in the bathroom.

I think this place is a great place to be near campus and away from campus it is located by the university of Toledo main campus and it takes about 10 mins to get to campus and it has great fast food places like burger king and pizza and seafood spots there is also a night club (for students mostly) less then 5 mins by walking and there is a family dollar and gas station close by that you can walk to and the Wi-Fi and cable come into the deal to make it a great purchase to rent . and the people... who work in the leasing office are great and helps when u need something fixed because they fixed my shower when it had a problem draining. and also they give out free breakfast sometimes or have game nights that could get you free food to a store like Walmart or target and sometimes you can get free laundry detergent . I lived at vivo for about 3 years and i had a fantastic time the only thing I would say im not a big fan of is the laundry card because you cannot put money on it from online and you have to put money on it when the office is open and somebody like me who is busy for alot of the day it was hard making the time to go there to put money on it and I also didn't carry cash on me so I would have to get money out the ATM then out it then put it on my car but I think anybody who goes to UT should live it it was great .
