My son lived here for 2 years. The apartments are dated (they were around when I went to UT in late 80s-early 90s). The complex does a lot of wonderful stuff with students. My son got a job after graduation, and moved out 8 weeks early. I am being charged $30 late fees (nothing was ever late) and I even paid for the month of July, and he moved out in June and excessive cleaning fees. Just so you know.

Good place
It’s a happening place to stay and it’s community is pretty good. Just need to improve some services other than that overall a good place.

Highly Recommend
I love my University Hills apartment! I have lived here since August 2019. I have great views from my balcony and the prices are good for the square footage. It is an older complex so there is some wear and tear from age in the apartment, but there has been campus-wide replacements and maintenance done to all units during the 2 years I have lived here. Also, the main office and maintenance staff are very friendly and responsive to any questions or problems about the apartment. You cannot beat... how close the apartments are to the University of Toledo campus. I easily walk or bike to campus every day. I feel very secure and safe in my residence as the site is monitored by cameras and there are 24/7 safety officers. The building locks were also just upgraded this last year.
