My experience living here was mixed, and ultimately I decided to move out.

There were ongoing concerns during my stay, including occasional odors in common areas and issues that suggested the building’s ventilation and air circulation were not very effective in my unit.

I also found communication with management and leasing staff to be inconsistent at times, and I was not always satisfied with how resident concerns were handled.

Utilities are handled through submetering, which made monthly... costs less predictable compared to direct billing.

I first moved into Mirada back in 2018. It's a great community within minutes of food and shopping. The school district is impeccable and the amenities including the pool, dog park, grills and sand volleyball court are well maintained. A brand new 6' pool fence was just installed, the building exteriors are currently being fully repainted and the clubhouse just got all new flooring. The improvements really make Mirada pop!

Persistent Odors & Poor Ventilation
The building smells terrible — a constant mix of mildew, cigarette smoke, and cannabis that permeates the hallways and regularly seeped into my unit. The ventilation is clearly inadequate, and the smell alone makes it hard to feel comfortable in your own home.
Mold, Mildew & Pest Problems
Mold and mildew were ongoing issues, and despite reporting ant and spider... infestations multiple times, they were never adequately addressed. Maintenance and upkeep of both units and shared spaces were consistently below standard.
Rude & Unresponsive Management
Management was dismissive and difficult to reach. Maintenance requests went unacknowledged or were handled poorly, and communication around building issues was inconsistent at best. Staff were unhelpful and at times outright rude when concerns were raised.
Unauthorized Entry
On at least one occasion, my unit was entered without what I believed to be proper notice, which was deeply unsettling.

The smell of marijuana in this building is constant and overwhelming. It fills the hallways and even the elevators, and it’s not just occasional—it’s day and night. The odor is so strong that it seeps into units, making it really uncomfortable to live here.

What makes it worse is that there’s no way to get fresh air—you can’t open the windows—so the smell just lingers with no relief. It’s frustrating to deal with this every single day, especially when you expect a clean and livable environment... in your own home.

I would not recommend living here due to multiple ongoing issues that significantly affect daily living.
Residents frequently smoke often late at night or early in the morning and there is often a strong weed smell that travels directly into neighboring apartments. It gets so bad that I cannot open my windows without the smell and smoke coming inside. The gym also frequently smells like smoke, which even carries into the restroom.
In addition to the air quality concerns, there is frequent noise... that disrupts the living environment. There are loud train noises, including screeching and wheezing sounds early in the morning, and the AC unit is extremely loud. At times, the engine noise is so strong that it shakes the ceiling and creates a grinding sound.
There are also pest issues, with ants and other insects frequently seen throughout the premises, which raises additional concerns about cleanliness and upkeep.
The hallways also smell very stale, possibly due to mold or mildew, which further adds to concerns about ventilation and overall building maintenance. Maintenance issues are not taken seriously and often go unresolved, and management appears to be unaware of ongoing problems.
