Unfortunately, my experience living at The Thomas has been incredibly disappointing and has ruined my 2026 so far.

The construction quality leaves a lot to be desired. I dealt with a significant millipede problem shortly after moving in (which... other reviews on here highlight as well), and the sound insulation between units is among the worst I’ve ever experienced. I work from home, and the overhead impact noise from the apartment above routinely begins around 5:30 a.m. and continues into the evening. Despite months of documented complaints, the issue has not been meaningfully resolved.

The property is also very pet-friendly, which may be a positive for some residents, but it has contributed to my experience. My neighboring unit frequently leaves their dog on the balcony for extended periods, resulting in constant barking, and the balcony has repeatedly been used as a place for the dog to relieve itself without cleanup.

To the staff’s credit, everyone I’ve interacted with has been polite and professional. My frustration is that responsiveness hasn’t translated into effective solutions. After months of complaints, the proposed resolution was for me to pay an $800 transfer fee to move to another unit rather than receive a proper solution based on the ongoing issues I reported since days after moving in.

I’ve lived in several apartment communities throughout Columbus, and this has been by far my worst rental experience. If having a quiet home is important to you, especially if you work remotely, I would strongly encourage you to explore other options before signing a lease. Read More

The good:
The maintenance staff is really responsive. I talked to the repair guys and I guess there are several people living onsite for weekday repairs and then there is a shared crew across the various Thrive buildings for weekend emergencies (which saves us once). They also let us use the laundry machine in the empty unit next to us while ours was getting fixed. The grounds were also kept in pretty good shape and were generally well cleaned.

The bad:
I lived on the third floor of the Thomas... annex (the I units, between the parking garage and the BMW office building) which were not great to live in. Everyone's HVAC heat exchangers are right on your ceiling so you always had a loud low humming noise during the summer and winter. It was loud enough to rattle the ceiling lights. We also had a lot of problems with our trash not getting picked up and our packages not being delivered. I was constantly emailing the main office, but it didn't seem to change anything. They also refused to put the actual address of the annex building to help the delivery people so 2/3 of the time when I got a package I would have to hunt it down somewhere on the property. First off, the apartments are fairly new and have great amenities like a pool and good community space. However, as is the case with any good thing, people abuse those to where residents can’t have equal enjoyment. The recent market addition is great as well but brings a new set of problems for residents. Noise issues and needing to be more careful with vehicle is a growing concern.
