My fiancé and I lived at Factory 52 in 2023/2024, and our experience was deeply disappointing from start to finish.
The building itself looks nice on the surface, but the reality was far different, constant maintenance issues, poor construction quality, and noise that made it difficult to enjoy living there. Our floors weren’t finished (original factory floor with no epoxy) upon moving in, and everything was covered in a layer of dust. So gross!
The management team was unprofessional and... dismissive whenever we tried to address these problems. Communication was inconsistent, and there was very little accountability for the ongoing facility issues residents were facing. Despite being good tenants who paid on time and followed every rule, we were treated with indifference whenever we raised concerns.
Insulation was non existent so Duke bills were $300-$500 per month. Sometimes the walkways and front entrance wouldnt get shoveled or de-iced until after NOON making it impossible to get out safely. Leaks were constant after each heavy rain. Each request for proof around mold remediation was met with crickets.
After our lease ended, management refused to allow us to lease again despite paying on time, having great relationships with neighbors and the businesses onsite. Given the timing and circumstances, it felt like retaliation for speaking up about the many issues during our tenancy.
Factory 52 is marketed as a luxury community, but our experience was the opposite: poor upkeep, bad management, and a complete lack of respect for residents. I would strongly encourage future renters to look closely at reviews and talk to current residents before signing a lease.

Fabulous Maintenance Team!
The maintenance team here is superb. Every request, large or small, is addressed promptly and professionally. Head of the team, Brian, leads by example, works hard, does whatever it takes to get the job done, and with a smile. His team follows his lead. They’re all great with my (large) dog too….thanks guys!
