Horrific

They delete reviews off of Google. Avoid as all costs. Beautiful views but not worth all of the problems you’ll have. No heat for weeks , no washer or dryer. Getting stuck in elevators every other week. Dog poop everywhere. Major health hazard and many things wrong with this place. Just stay away. Anyone that is here wants out.

HEALTH HAZARD!!! AVOID AT ALL COSTS.

AVOID THIS PLACE AT ALL COSTS!!! THIS PLACE IS A HAZARD.

I have been a tenant here for over 3 years and have given the Cove so many third fourth fifth second chances during my time here. I understand that every place is going to have issues to a certain degree, but the way that Admirals Cove has handled these issues with lack of care, communication, and respect is extremely disappointing. For those who have positive reviews, either have not been here long or have been paid to do so. I have...
tried to resolve issues with management privately but I now feel it is necessary to raise these issues to serve as a warning for anyone looking to live here.

The mold problem is a big issue here. If you have any respiratory/asthma issues. DO NOT COME HERE. I have had BLACK MOLD in my apartment for months. When I first alerted management, they simply painted over it. When I went to finally speak with the property manager, Mark ,after I realized I cannot take this anymore, he gaslit me, referencing a frivolous email that he sent months ago about using cleaners on the windows, which is completely unrelated to the mold. I still have black mold in my apartment and maintenance finds that the only solution is to paint over the mold rather than hire a professional mold remediation service to properly handle the mold and properly address the source.

On top of that, the communication here is abysmal. You will never get updates on tickets you send through to management, and will have no idea what work is being done in your apartment. If an elevator is not working, management will fail to mention that someone was inside and got hurt. Or if there is a huge pipe burst, we will not hear about it until the following week. Management here is a joke.

To add, we have no control over our heat and A/C. Better yet, apparently he heat needs time to defrost in the winter so there are times we have no heat in the apartment for hours, when outside temperatures are below-freezing.

I am waking up with a cough almost every morning, which I didn't have before this mold started showing up. There are days that my family is freezing in the apartment because we don't have heat. I told Mark that I just want to end my lease in April, but he REFUSES to let me break my lease. Now, I am being forced to stay in living conditions that no one should have to experience. I have never been so disgusted by the lack of care/empathy for a human being.

Beware

I rented this apartment believing it was a safe, professionally managed building. It was not.

After months of unexplained respiratory, neurological, and systemic symptoms, I finally had independent environmental testing performed. That testing confirmed abnormal indoor mold conditions in my unit.

Shortly after, my physician reviewed my medical history and environmental exposure and advised me not to remain in the apartment due to health risk. I have now been diagnosed with a seizure disorder,...
and my doctors have made it clear that continued exposure to a damp, mold-affected environment is unsafe.

What is most disturbing is not just the presence of mold it is how management handled it:

• Moisture intrusion and condensation issues were ignored for months
• I was never warned that the apartment required special ventilation
• Remediation was attempted without relocating me
• The work was performed while I was still living there
• No air clearance testing or medical-grade remediation was provided
• they bullied me and attempted to essentially say that my house cleaning skills were the reason why the mold occurred when there is no scientific basis behind any of it.
• On top of everything going on in my life, they want me to now take out time from my week to now help cosmetically conceal the mold that is growing from the moisture that is coming into the apartment, as if it is a normal occurrence that everyone does in their home.
• And they made it seem like it was an isolated incident to my apartment, and when I asked other tenants, I found at least five people who also experienced dealing with mold in this establishment.

Instead of treating this as a serious health and safety issue, it was minimized and framed as cosmetic. To top it off and make it worse, I have a 17 week old puppy who is just sitting in the apartment having to breathe it in.

I am a healthcare professional. I understand what chronic dampness, fungal spores, and poor ventilation do to the human body. This was not a minor inconvenience it was a medically dangerous environment.

No tenant should have to choose between their health and their housing. I would not wish this experience on anyone.

If you are considering living here, I strongly encourage you to have independent environmental testing done before signing anything.

Looks can be deceiving

The building is pretty. That's why it gets the one star. It's a brand new place with poor management. Management does not care about tenants. They only care about money. Tenants have ZERO control of the HVAC system so it's an oven during these warm fall days with no way to turn on the AC. Since being there, ceilings have collapsed, door handles fallen off, endless leaks, questionable Internet service. If a maintenance emergency happens after 5pm, there's no emergency maintenance phone number.... Security guard parks with flashing lights on outside all night so god forbid you're photosensitive. The same security guard is rude, doesn't know how to talk to people. They have changed property managers twice since being here which shows how bad management is. They did not get the permit for tenants to use some of the amenities so they're literally built and just there to show potential tenants. Overall, there is nothing luxurious about this "luxury" apartment.

While we appreciate that you took the time to write a review, we must take issue with some of your comments. Thank you for acknowledging the architectural attractiveness of our buildings. However, it is completely untrue that management does not care... about tenants and only cares about money. GDC has been building in the Hudson Valley for over 60 years and has won numerous awards for customer service. We acknowledge that there were some issues with the HVAC system, as it was a new system that our staff needed to learn. They have now received professional training. It is a valid point that we should have done better right from the start, but this is a brand new community and sometimes there are growing pains. Having built thousands of homes, we know that sometimes things break down, especially with new construction, but we have a solid team that takes care of repair requests promptly. We did have to replace a property manager (once, not twice) and we now have a fantastic manager. We are not sure how you can criticize us for improving our team? In any case, if you have any current issues that need to be addressed, please bring them to our attention and we will gladly assist you. Thank you.

Nothing works

Air conditioner doesn’t work
Maintenance doesn’t work
Washer dryer doesn’t work
Property manager is rude and doesn’t work.

No one responds to maintenance requests and they pretend to fix things. How do you move people in with nothing working and a team that doesn’t respond to repair requests

We are very sorry that your experience has not been up to our standards. We believe that since this review was written we have made progress with our maintenance team learning how to better manage our HVAC system after receiving professional training... , which we acknowledge should have been done from the start. This is a new community and at times things do not go perfectly, but you have every right to expect better from us. We also had issues with our dryers that we believe has now been resolved. Our new property manager has been receiving excellent reviews from our tenants. We hope that in the intervening months since you left this review that things have improved, and of course please feel free to reach out to management with any other requests/comments you have.
