I wanted to write a review for the Aviary as a thank you for what they have done for me the past 4 years (no one asked me to do this and it's 1 AM). I moved in March 2022 for medical school, and it has been a wonderful experience. My rent has stayed at a fair market price (actually decreased by $50 one year), the staff in the leasing office and maintenance are stellar, and I have always felt safe while living here. I have always loved talking to the leasing office, and Kristine has helped me... enjoy my time while living here for the past 4 years. The maintenance team here is wonderful and things get done QUICKLY. Like you put in an order in the morning, and they will get it checked within a day or 2 max. For example, there tends to be a decent number of birds in the complex and if you don't use your balcony (me) they can poop on it a lot and make it home. I told management and within the next few days they came, checked it out, agreed it's gross with the poop, and cleaned it up promptly as they wanted to make sure I lived in a healthy living space. My apartment itself was lovely to live in. AC never broke, water always functioned properly, no issues whatsover in-unit. When I did, Deshawn (maintenance) would fix it immediately and he was super knowledgable. Appliances are top-notch, no issues. Lots of windows (blackout curtains)!

Overall, I have loved living here and getting to know the team. If I didn't have to move for residency, I would have stayed here for good. The location is perfect (next to Costco w/ gas, 5 minutes from Target + Walmart, fast food, 8-10 minutes from Touro) and the community is safe. As someone currently looking for apartments in Riverside, I have become very grateful and appreciative to have lived here and I hope to find a complex that is as supportive as they were. It is a truly wonderful community to live in and has access to a park, and it feels safe and welcoming.

Honestly I am writing this because it does suck to read bad reviews while looking for a new apartment in a new city right now and to feel as though there are a lack of good reviews, so I hope I am doing my part by providing a thorough good and HONEST review for a place I really loved living at. 1000/10 please consider living here (especially if you're a medical student looking for a comfortable, yet affordable home near everything you'll need to succeed and thrive)! I lived here January 2021-January 2022. While living here I had issues with car break ins, upstairs neighbor letting their dog use their balcony as a bathroom and they simply poured water and swept the waste onto my first floor patio. It smelled disgusting and was unusable. When I complained to the office 3 times nothing changed.

Once I moved out I was told I had to give a 60 day notice and that’s totally normal. Paid my fees and everything. Did not clean up the animal waste bc I didn’t have... an animal that used my outside area.

One month later I didn’t get my security deposit back. Avenue 5 told me they would investigate with the property. I followed up until today (March 29th). Finally just called the property to ask the status since Avenue 5 was not helping. Property informs me that they changed owners on February 18th, I was due to get my security deposit back on February 23rd. Avenue 5 is adamant the property has their own accounting and I must connect with them for my security deposit. A special thanks to Gigi for being so great, from the tour to the move in process. I greatly appreciate her waiting for me on the day of move in after multiple flight delays. The neighbors are friendly and the management does a good job of keeping the grounds tidy. Happy to call the Aviary home.

The approval process was quick and easy. I needed a place quickly and the lease was in place within 48 hours.

Weve been here for officially two weeks and its been the best rental experience this far. We love the location. The elegance of the Aviary fits our lifestyle to a T. The gym is everything you need and more and the pool and spa area is the perfect touch. Staff is wonderful and extremely helpful, they care about their residents and that is important.
