Please Read this before you consider renting here

If you are considering Providence Place, do yourself a favor and look elsewhere.The biggest red flag is that management has not responded to a single public review. Not one. That lack of acknowledgment mirrors exactly what it feels like to live here. Emails go unanswered. Follow-ups are ignored. Simple issues drag on for weeks. The only way to get any response is to physically go to the leasing office, where you’re met with vague explanations and zero real accountability.

The maintenance...
experience is exhausting. Problems are “fixed” in ways that clearly don’t solve anything. Issues resurface repeatedly. It feels like temporary patches instead of real repairs. For a newer development, the visible cracks and flaws throughout the units are alarming and raise serious concerns about build quality. Also, if you decide to even tour here just take a look at the door knobs, they are almost falling off. The appliances are extremely low grade. They feel cheap, inconsistent, and unreliable. For the rent being charged, the overall finish and functionality are deeply disappointing.

Do not be misled by the marketing images. The units do not reflect what is advertised. Lighting is poor, layouts feel darker than portrayed, and if natural light is important to you, you will not find it here.

Location is another major drawback. You are steps from active train tracks, so train noise is a constant part of daily life. The primary view is a warehouse with steady truck traffic, meaning noise throughout the day.

Winter conditions are another frustration. Driveways are not cleared by management. Even though it is not clearly stated in the lease that residents are responsible, you are left to shovel yourself out without support.

There are still no amenities. No clubhouse. No gym. Advertised features remain nonexistent, with no transparent timeline for completion.

At this point, we are simply waiting for our lease to end so we can leave. Renters deserve transparency, responsiveness, and basic standards. This community has not delivered that.

WARNING! WOULD GIVE ZERO STARS IF I COULD…

We moved into Providence Place in August 2025. It is now February 2026, and this has been an unacceptable living experience.

This a new construction property that was clearly erected by amateurs looking for profits. Trust me when I say these people do not care about their residents.

The property manager looks at residents as a burden, not families and people who want to live in, respect and enjoy their community.

First, the HVAC and heating do not work properly. Indoor temperatures have...
dropped as low as 50 degrees, and hot water is unreliable. At times, we have been unable to use our living room and kitchen because of the freezing conditions.

There are severe and ongoing leaking issues. Ceilings in multiple units — including mine — have been completely ripped out. This is not isolated; many homes of this same model are affected. Management/Owner called it “an act of God,” yet repairs have failed and leaks continue to return, forcing ceilings to be torn out again.

The construction quality is poor. The units are drafty, badly insulated, and difficult to keep warm.

Residents are required to shovel their own driveways and sidewalks.

Management does not enforce its own pet policy. The lease restricts large and aggressive breeds, yet large dogs — including pit bulls — are present throughout the community.

Finally, management is extremely poor. Communication is slow, dismissive, and often limited to canned, generic responses that do not resolve serious issues.

These problems appear to reflect a broader pattern.

Prospective renters should research Garden Communities Management, including reported issues and legal disputes connected to their properties.

If you are wondering why there are frequent rent discounts, consider the conditions. Do your research, speak to current residents, and proceed with caution. I would strongly advise against renting here.

Avoid This Building - they Refuse to Fix Anything

Writing this in February 2026 because I wish someone had warned me before I signed here. We’ve got roof leaks causing ceiling damage in multiple units. When we reported it, the owner told us to use our renters insurance instead of actually fixing the roof. That’s wild to me.The hot water has restrictors that make it go cold in under 10 minutes. You can’t take a decent shower, and forget about two people showering back to back. The HVAC is designed terribly so downstairs is freezing while all the... heat goes upstairs. We’re literally paying for heat that only works in half the apartment.
We tried to meet with ownership to discuss these issues and were flat out refused. Told everything is minor. Water leaking through your ceiling and not having hot water aren’t minor problems.Multiple tenants are dealing with the same stuff. Save yourself the headache and look elsewhere.

DO NOT RENT HERE.

Heat barely works in winter. Roof actively leaking. Water damage. They don’t clean your driveway so Snow and ice creates dangerous conditions … their response “your responsibility” .Weeks and months pass with ZERO response to almost any request you may need. So unprofessional. You pay Premium rent to freeze in a leaking apartment while management collects your money and ghosts you completely. They provide no level of care in their residents.

TERRIBLE PLACE!!

These apartments are terrible. We moved in Aug 2025 (they opened July 2025) and despite being the first people in a brand new apartment, there have been a host of issues. I agree with the comments below - construction is inferior, walls are paper thin and mail/address took over three months to get fixed. In just five months here, our door knobs have broken, locks don’t function well, toilets have clogged in our house etc. the emergency maintenance is rubbish - they do not answer the phone! The... club house was supposed to be ready in Dec ‘25/Jan ‘26. I can safely say that it is nowhere close to completion. Above all, the construction is very shoddy- leaking roofs, flickering lights- all massive problems for an apartment that is brand new! Worst apartment complex that one pays a steep price for (literally!)
