I can't say enough about how much my husband and I enjoyed this apartment community. Between the unit itself and the staff, we really liked the living experience here. The apartment felt more like a home, rather than a stereotypical apartment, due to the design. One-floor living is very convenient!
The neighbors were personable and management was very responsive to our needs, which were few. Maintenance, for the three or four times we called them, were at our home within the day, if not within... 90 minutes.
We thought we received good value for the money. The only reason we moved out was because our home was built across the street at Riverlights! Otherwise, we probably would have signed a long-term lease.
If you're considering an apartment home in Wilmington, I encourage you to check out The Cottages at Riverlights first!

Great For people looking for a mix of renting and owning
This community is well maintained and offers great amenities and a great location centrally located between downtown and the beach.

Would never recommend
This apartment management is horrible, nothing is fixed. I have reached out to Cody the leasing manager about not being able to park near our unit due to visitors taking spots, so if you don’t want to be concerned about towing, I recommend living here. They have never towed in my 11 months living here, I consistently have to park streets down from where I live because of parking. If you’re not home before 12 there are no spots. When we have had mandatory inspections they make accommodations in... which they tell you the time they are coming (you don’t get to pick they just tell you a day and time instead of a 3 day window). When they came for the inspection they were 2 hours late and did not have anyone from the leasing office with these random contractors when looking through my apartment. The WiFi never works, it’s such horrible quality and you don’t get to choose if you provide your own internet. I have had so many frustrations with this apartment complex and the lack of care or acknowledgment from the leasing office has just made it miserable, it is too expensive to not have good quality management to help resolve issues. The only good thing about the apartment complex is that it is new, but even now they are still closing roads for construction which makes it more difficult to get through.

Not Ideal for Remote Workers
Although it’s a friendly community, this is not an ideal choice for people who work remotely due to the instability of the internet. The internet stops working frequently and for long periods of time (hours/days at a time).
I’ve lived here for 6 months and every month there has been at least one day where the internet goes down for hours at minimum, if not for days.
This is inconvenient at the best of times but extremely inconvenient for those of us who work from home.
Although the leasing... staff is apologetic due to these issues it doesn’t solve the problem nor does it change the fact I am paying for a service I am not reliably receiving. ?You HAVE to pay for the internet package they provide ($130+ a month) and can’t source your own provider.
Another downside of this community is the tight parking spaces and frequency of your car getting door dinged due to that.
We were also under the illusion that a dog park with turf was “coming soon” when we signed our lease 6 months ago. There is a fenced in area, but is barren and a far cry from a “dog park”
Everyone in the development has been super friendly and it’s a quiet little community. I have no complaints about that! I also really love having a fenced in back yard.
Overall I don’t feel that there is a good value for money spent here in comparison to other rental options in the area.
