• Security deposit must be paid within three (3) days of approval
• Lease commencement must occur within 3 (three) days of deposit, and move-in date must be within 21 days pf approval unless otherwise authorized
• Deposits are accepted at our office in person, 3 (three) days after approval

Applications are evaluated using the same screening criteria for all applicants.
• Credit score below 600 results in automatic denial
• Delinquent or collection accounts, including unpaid utility balances, may result in denial
• Verifiable rental history required
• No prior evictions
• No documented landlord complaints
• Proper notice provided to current landlord
• Lease obligations satisfied
• Minimum of one (1) year of verifiable, consistent employment required
• Most recent pay documentation must show year-to-date income sufficient to meet income requirements
• Additional income verification may be requested, including prior-year tax filings
• Self-employed applicants may be required to provide two (2) years of tax returns or 1099 documentation
• Gross monthly income must equal at least three (3) times the monthly rent
• Bonuses, overtime, and child support are not included as qualifying income
• All applicants age 18+ must apply and meet screening requirements. Applications are evaluated based on the overall household qualification profile, including income, credit, rental, eviction, and background history. Additional qualification requirements may apply depending on the application.

• Background screening is conducted in compliance with applicable HUD and FHA guidelines
• $75 one-time leasing fee due at move-in
