Units are completely overpriced! Property management and office staff are rude. They use an AI program that takes its own liberties to create unnecessary and unwanted maintenance work orders. Parking is limited. Walls are thin. No pest control services resulting in roaches and flies. Only one trash compactor for the entire complex. So glad that we have moved out of this complex, I absolutely would not recommend this place to anyone unless an overpriced shoebox is your thing.

The short version: Excellent in every regard except for one issue. My HVAC unit is acting up in this heat, and they keep trying to figure out why, but after a couple months, nothing has been solved. It feels like they’re just trying to delay it until the weather cools down, and leave it for the next person.

I absolutely love MAA Duke Forest, with the exception of one recurring issue that I have had with them over the past few months this summer. I started living here near the start of this... year, and with the start of the summer, my HVAC unit started acting up. During the day it would maintain a reasonable temperature, but when the evening comes it barely manages to maintain a 5-10° difference… which is a big problem when it’s still 85° out when you’re trying to sleep. They have told me that the residential maintenance units should be able to maintain up to a 20° difference with the outside temperature. After a couple months of having maintenance try to fix the issue, it now feels like they are just trying to delay the issue until the weather cools down, and leave it for the next person…. their most recent idea has been to “shave a little bit off the bottom of my bedroom door” to help with circulation. This is clearly not the issue, when the entire apartment is an unreasonable temperature.

Recycling bins are always overflowing. Trash compactor breaks down sometimes and residents end up leaving their rubbish in piles on the ground. Makes it hard to dispose of your trash and recycling, and it looks/smells terrible. Wish I could include photos

The management for this property hiked rent by nearly 50% over the two years I lived there. When I had to move out due to the increased cost they hit me with absurd cleaning fees despite the fact that I spent days cleaning the apartment. This included numerous individual fees to clean things like the bathroom cabinet for $12 or the range hood for $10 and the washer/dryer for $24. I cleaned each of these items and took very good care of the apartment overall.
