Meh

I've been a resident for over a year now.

The good:

~ Quiet neighborhood in a good location.

~ The gym is nice and has a good mix of equipment that I haven't seen at other complexes. It's usually nice and quiet, but I'm dreading how crowded it is going to get once the neighborhood expansion is complete.

The bad:

~ They automatically tacked on extra insurance fees to my account because a third party couldn't confirm it was valid even though they approved it before I moved in. This went on...
for about 6 months where each month I had to reach out to get it removed, and I'm pretty sure I've paid money that I didn't need to during that time.

~ There are piles of dog crap all over the property. Mostly due to inconsiderate, lazy residents, but there have been periods where there are no bags at the dog stations for days at a time.

~ Maintenance staff seems disorganized. Some requests get taken care of quickly, but then 2 more guys will show up to my door later in the week to take care of the same issue. Other times it take the same 3 guys coming at different times for the same issue. My downstairs heat never got fixed over the winter despite multiple requests and about 3 visits where they just told me to set my thermostats a certain way.

~ The actual homes are...fine. You're paying for a luxury apartment/townhome but they use the cheapest materials and it's noticeable. Some of the floorboards in my unit are coming up because the were installed incorrectly for example.

Where are the hidden fees?

I have been living at LC Brier Creek for 2 years and I just renewed my lease! I toured this property when it was first being built in 2020 and I moved in a year later in 2021. I was surprised to see the other reviews mentioning hidden fees. Management has always been clear and upfront with all monthly costs (rent, amenities, utilities, etc). I have lived at a few other communities in North Carolina and this is by far the best maintained property. Maintenance and work orders are always done in a... timely and professional manner. A lot of other properties usually have high turnover with staff and residents. The friendly staff has stayed the same over the years and only a few of my neighbors have moved out of the community. I can see myself staying here until I buy my first house.

Do NOT live here!!

This place is horrible. Loud construction all day, dirty roads with reckless drivers, extra fees all the time that you won’t see coming, thin and cheap walls, and shady business practices. They made me pay $1200 to replace an already new carpet for the entire upstairs because of a few stains that were underneath the carpet (not visible from the outside). While a professional cleaning service company could have eliminated these stains because they were so small and new, LC ripped up the carpet... and charged me before I even knew there were any stains. They blindly rip up carpets in hopes for a stain so they can charge you at their leisure. They even charge $25 if you don’t bring your little trash can back in your place by 9am. I promise you that you will HATE living here.

Shady business practices, extra fees, all day construction, dirty and unsafe roads, and ultra thin walls…this place was horrible. It felt like every month we received a random extra charge. I promise you you’ll hear everything next door. You’ll hate driving around the roads and if you have kids…please be safe. People fly through the neighborhood and the roads make no sense and are very dirty and filled with nails from construction. Also, DOG LOVERS BEWARE. If your dog makes one small accident on... the carpet, they WILL try and charge you $1200 for new flooring, EVEN if you can’t see the stain. They WILL rip up the carpet and charge you before you even knew there was a stain. You will not enjoy living here and they will find ways to charge you extra for random things.

Horrible Mgmt Company

After 20 years of renting, this is hands down the worst property mgmt company I have ever rented from. You can pay your rent on time, take great care of the apartment, and be a good, quiet tenant and the staff will still find something to be rude and antagonistic about. The leasing agents act very petty and are in need of some serious coaching about professional behavior. This company will also try and sneak in extra fees each month on your account without telling you and you have to jump... through hoops to get them removed. Pro Tip: threaten to use a lawyer and that will expedite getting erroneous fees removed quicker.
