Don’t move in without reading this

**If you like to shop online, do not live here.** The package room is constantly a mess: layers of packages stacked with no organization. Multiple residents have asked about adding shelving or some kind of system, but nothing changed in the year I lived there, even though leasing office staff cleaned out and reorganized the room multiple times. Last month, during a large rainstorm, the package room flooded and nearly all the packages were affected since everything sits on the floor. A lot of the... first floor flooded as well. No notice went out to residents, and the leasing office left moldy packages in the room for weeks.

If a package arrives after leasing office hours, you're stuck either contacting the package app's customer support or waiting until the office opens, since most delivery drivers don't register individual packages to send residents codes.

**Amenities are a mixed bag.** The gym, lounges, and general hangout areas are well maintained. But multiple exterior doors were left broken or unlocked, leaving the property unsecured. All four community grills have broken, falling-off knobs and are poorly maintained. Only half the pool deck gets sun at any point in the day, so getting a spot in summer is genuine competition. At least one of the four elevators is often out of order, and repairs are slow.

**If you work from home, be warned:** the building's wifi provider, White Sky, is terrible. Customer service is unhelpful, and the leasing office has no real line of contact with them. Multiple times during my year at Hawkins, the wifi went out for anywhere from a few hours to over 24 hours. When it goes out, the community app that controls door access also goes down, and the parking garage gate gets left open.

**If you're facing Distribution Street,** be warned that the Trolley Pub regularly passes by blasting music. Minor annoyance, but something I wish I'd known before moving in.

**Lease renewal was a mess.** I was only given my renewal notice 15 days before my 60-day notice to vacate was due. When I brought this up, the leasing office told me for two weeks that it wasn't due yet, then later admitted it was a mistake and that I should have been given additional time to submit my renewal. After I submitted my notice to vacate, they listed my unit for over $100/month less than the rate they'd offered me at renewal. I reached out to the leasing office about it and never got a response.

Extremely Disappointed – Severe Delay and Terrible Quality (Less Than 1 Week In)

I regret moving into Hawkins Press. I have been here for less than a week, and it has been an absolute nightmare from before day one. I am writing this from outside my own place because my brand-new apartment is currently unlivable due to ongoing repairs.

All I want at this point is to break my lease and get out of here as soon as possible.

**1. Delayed Approval & Broken Promises**
I needed a place ASAP. During the leasing process, I was assured that approval would take 48–72 hours. It ended...
up taking nearly a week, forcing me to pay for extra nights in a hotel. When I explicitly asked if everything would be ready by Saturday, management confirmed it would be—yet it wasn't.

**2. Terrible Design & Defective Move-in Condition**
Upon moving in, I was shocked by the poor craftsmanship and flawed layout:
* **Defective Amenities:** The AC did not work, the washing machine wouldn't fill with water, and the bathroom door was warped.
* **Design Flaws:** The closet and bedroom doors hit the bed when opened. The kitchen island has zero legroom underneath, making it impossible to sit and eat.
* **No Noise Insulation:** I was told the unit had double-paned windows, but street noise echoes straight through as if the windows aren't even closed.

**3. Zero Notice & Privacy Violations**
I submitted several maintenance tickets for the initial issues, but management's handling of repairs and the team was quick in getting most things done. However:

* On Saturday morning, a maintenance worker showed up with **zero prior notice** (no 24-hour warning), stating there was a leak in the unit below.

* On Monday morning, as I was walking out for work, someone had already actively unlocked and opened my front door (despite not being in just yet, I heard no knocking), citing another leak from my shower.

**4. Property Damage & Unfinished Construction**
The technician (who is a nice guy btw, even though I didn't hear him knocking) spent 8 hours inside my home and I asked him to come back wearing boot covers, but despite that, he left a mess behind. My brand-new rugs now have white marks and stains on them.

To top it all off, the work was left unfinished (understandably because he spent 8 hours it's probably not a simple fix), forcing me to sleep somewhere else tonight.

**I haven’t even been here a week, and I am completely done. I want out of this lease immediately and need to move away from this place as fast as possible.** Save yourself the stress and look elsewhere.
