Stay Away

I would not recommend anyone move here. Make sure you read all of the reviews before even considering. The office manager is never available. She's either never there or in meetings all day. I leave messages and send emails with no response. The issues I have mainly concern the tenant above me and the noise. I have been complaining since July. I was told the tenant would be addressed. I was told to record the noise and call the non emergent police line to have them come out. Both have been done... and there is still no change. Two of the staff members listened to the recording and both agreed it was excessive. The office manager lied and said she heard it and didn't find it excessive but she wasn't even there when I took the recording to the office, which I made sure she knew this. I work from home and I have to leave for days sometimes to even work in peace or sleep. I should not have to pay rent for some place I am barely staying, due to another person's disturbance. I was told that the tenant has had 2 warnings and if there is a final, I am not sure what happens. Clearly nothing has happened. I was told I could move to another unit and she would waive the transfer fee, pay rent until the unit is rented out (while I'm not even living there), or pay 2 months rent to get out of my lease. I am not sure why either of those are acceptable when I am not the one causing the disturbance. I should not have to move anywhere. Another issue is maintenance. I put in a work order in July which on the resident app said they were completed when they were not. Someone finally came in November. We pay for pest control monthly but no on comes every month. They only come when you put in a work order. I will definitely NOT be renewing my lease and I will not recommend any move here.

Typical Corporate Rental Company

The main problem, for us, has been dealing with noisy neighbors. While the neighborhood itself is typically quiet, there is an apartment in our building that blasts loud, bass-heavy music for an average of 10 hours per day, often during quiet hours. This does not preclude weeknights, as I typically get somewhere between 3-5 hours of sleep on Tuesday and Wednesday nights due to loud parties.

We have complained about this issue 16 times (!) to the leasing office. I have tried emails, using the...
complaint function on the website, talking to them in person, taking their advice and calling the police, and each time I address the issue with them, they assure me that they "are working on it." For those of you who have never worked in customer service (I work in customer service), "we are working on it" is cover-your-behind talk for "we're doing the absolute bare minimum to address the issue and if it continues, then oh well we already have your money." Most likely, if the rental company responds to this post they will apologize for the inconvenience and ask me to provide feedback to them directly to discuss the issue, and then the cycle will continue.

I emphasize the above issue because while it is entirely possible that you will have a great experience here with little-to-no issues, if you do encounter an issue, DO NOT expect the front office to go to bat for you. They're probably over-extended from dealing with the failing infrastructure, pest problems, and the parking fiasco (I hope you like being able to park in front of your apartment maybe 30% of the time).

What this all boils down to, of course, is the machinations of a greedy, quick-buck seeking, cold, corporate rental company. I implore you to take a close look at the lease agreement before signing. What you'll find is a list of provisions aimed at protecting the rental company from liability, or clever pretenses for taking more of your money. What these kinds of companies count on is that you don't have the time, energy, or money to challenge them. The community guidelines are thin and hardly take any stances about how tenants should conduct themselves when living among their neighbors (beyond incredibly obvious restrictions on behavior), and hence there is no system in place to deal with fairly common disputes between tenants.

If possible, I'd recommend saving your money and trying to find a comparably priced house to rent farther outside of Cary.

Nope nope nope

Just don’t, it’s a terrible place to live. The stuff never gets fixed and you’ll be responsible for so many extra fees to just live here. Please. Just. Don’t.

ROACHES inside and outside the model!

Recently toured their (2) bedroom model and there were dead roaches in the breezeway and also inside a bedroom and a closet. This is VERY concerning due to the fact that the reviews mention roaches being a huge issue to verified residents. We decided to still tour the community just in case the reviews were from disgruntled renters but we learned FAST that this community is infested. I can’t believe the staff doesn’t at least walk their own models to inspect before giving daily tours. It was... super awkward opening doors and seeing dead roaches on their backs.

Never been so dissatisfied

The maintenance is the most delayed I have ever experienced. I fell down in the bathtub twice due to drain blockage that they were aware of that I had fell, and they have still failed to send out a maintenance man. I had the police called on me by the front office for a noise violation at 1120am on a Saturday. I was so angry I went out and bought a decibel meter. 3feet outside my door was 50 decibels which is 10 decibels below the Cary noise ordinance. The office is also very loose on their... hours on when they should be open. I was guaranteed an email with the home office contact email which I never received. By far the worst place I have ever lived.
