Awful place to live

If you'd like to live in an apartment where the ceilings are so thin that you can hear your neighbor's every move, this is the place for you.

One adult male lives above me, and his steps shake my walls. I've had to remove all wall decorations as they fall off when he walks. The noise is constant—stomping, scraping, pounding, and dropping heavy items. I have filed several noise complaints, only to have them all ignored.

The one time I spoke to a manager, they told me to call the cops. So, it's...
either have the cops at your place every day, causing a neighbor war, or just deal with it. I've tried talking to him, and he obviously does not care. He is home 24/7

The neighbors next to me are also extremely audible, as the walls are as thin as paper. You will hear their conversations plainly. Luckily for me, the one who was screaming racial and homophobic slurs has moved out. They lived below a family with a child who would run from one side of the apartment to the other—something I could also hear from my unit.

Over the past few years, they renovated all of their apartments to have wooden creaky floors. Unsurprisingly, after that, people started moving out. If you take a walk past the units, you'll notice that most of the apartments are now vacant.

I plan on posting a full review once my lease runs out, detailing the ABUNDANCE of problems in this apartment complex. I will also be adding a video of the audio from my living room.

One last thing: If you're quoted a price here, plan to add about $150–$200 for nondescript "utilities" tagged onto the rent.

Don't. Do. It.

The most recent bad thing to happen at this complex is while I was moving, the kitchen sink backed up. This was at least the 5th time it happened. Since I was in the process of moving, I hadn't been there for several days and came home to it. Who knows how long it had been like this, but I could smell it before I even opened the door. The sink overflowed with disgusting water and greasy black "stuff" and ruined the carpet, flooring, a lot of my stuff, and a couple of cabinets. Maintenence... unclogged the sink a day or so later, but did not clean anything. The last three times this happened, they called in carpet cleaners. This time....nothing. just kept telling me I had to have my apartment, including the carpets, professionally cleaned before I moved out. I called two companies who said they would not clean carpets since it was a maintenance issue, somethingabout liability. And I don't feel I should have had to clean them after this mess. We also went without a working toilet 3 times... once for up to 6 days. In a ONE BATHROOM APARTMENT. Hence the reason I counted down the months until I could leave. There was nothing luxurious about this place. 10/10 do not recommend. And this is just the tip of the iceberg. So many things are wrong with this "luxury" complex. I cleaned the best I couldn before tirning in my keys, which took three times as long since I could only handle being inside for about 10 minutes at a time due to the mildew stench. I know they're going to hold back my security deposit and I don't even know that I care anymore. I'm just so tired of dealing with this place. I will say, Nick and his office staff were very nice. Too nice to work for a place like this.

THIS IS NOT LUXURY LIVING — BE WARNED

Thinking of moving here? Don’t. What they show you during the tour is not what you’ll get. My actual unit had chipped paint, dirty floors, old appliances, and poorly done repairs that took months to complete. Common areas are just as neglected — mold, peeling paint, and overgrown weeds.

Maintenance is a nightmare. Staff and maintenance teams constantly turn over, and requests are either ignored or half-done. One example: they cut a hole in my bathroom wall, patched it weeks later, and never...
painted it.
Hidden fees are constant:
“Utility” fees ranging from $100–$180/month with no explanation

$15/month parking + towing threats for guests without passes

Renter’s insurance requirements kept changing without notice, leading to unjustified “non-compliance” fees
Unsafe Conditions: Especially at 1970 Oberlin — broken gutters cause flooding and ice buildup at the entrance, creating serious hazards. Reported multiple times. Never
fixed.

Move-out fees are a money grab. I was charged over $700 after leaving, including $500 for carpet replacement despite no major damage (I have photos).

Final Verdict: This is not “luxury living” — it’s poorly managed, overpriced, and stressful. I would never recommend Fieldpointe of STL. I have receipts for everything if management tries to dispute it.
Prospective renters take heed...All these review can't be lies.

Be prepared for many maintenance issues

The apartments itself are okay however when I moved in there were so many issues. I didn’t have hot water for like 10 days. My toilet was and still is leaking after 2 months of living here yet they still have the audacity to charge full rent among other things. Be prepared for disappointment
