Been here since maybe a few months after the place originally opened under the name Via Sol. I was lucky enough to get one of the underground parking spaces. As a whole the place is pretty nice. Unfortunately somebody stole the remote for the workout room's one television since the first few days I moved in and they never seemed to find or replace it. Now the new managers also didn't find it but also stated they planned to create a new gym area, so that was fine. I could wait.
However since the... place was purchased they have bumped rent up by a couple hundred dollars per month for new and renewal leases. They did this despite not having actually added anything new to the place beyond a coffee maker in the lobby (which usually does work, but certainly isn't worth the increase in monthly rent charges). There is absolutely no reason why rent should have gone up, and certainly not by so much, when no major improvements have been introduced.
Also they don't have enough parking but the new owners can hardly be faulted for that. Even so I feel it must be said.

We appreciate you taking the time to complete a review for Zelia on Seven. I am sorry to hear you have not been able to find the remote in the work out room. It should be velcroed to the back of the TV. But if you are not able to find it,... please let us know and we will get a replacement in there as soon as possible.
As a market rate community, our pricing is based off of what the market is doing. Which is why you may have seen a change to our apartment prices since you moved in. We have offset this change in the market pricing by putting a cap on renewals for our residents though. So while you many see a few hundred dollar increase in you select a month to month lease at the time of your renewal, the 12-15 month options have a much smaller increase on them to continue to make Zelia on Seven affordable for our residents.
In additional to the new amenity space and outdoor pool, we will also be extending our outdoor parking lot as soon as we have warm enough temperatures this spring.

Issue with Parking
I was and am excited to move into ViaSol for a variety of reasons... But I'm writing a review today to point out one major issue with this building in hopes that upper management will listen and make changes: THE PARKING.
The parking situation is the biggest oversight in planning for ViaSol. I spoke with leasing agent Jack today (he was very kind and insightful) about where I, as a new resident, as well as my guests can park...
He clarified that there are three options: 1) Underground parking... ($$) - by permit only, 2) Above ground lot (free for residents) - by permit only, 3) Street parking (free for residents & guests, only about 10-15 spots in total) - no permit needed.
Here's the catch... The underground parking as well as the above ground lot are both already on a WAITLIST for RESIDENTS to use.
What does this mean? Any residents who move in as of today (including those already living in ViaSol who are on the waitlist) have only one place to park: in the street.
During the daytime, street parking is fairly open/easy to snag. But in the evenings, once people are home from work, it's completely full. At this point, residents have nowhere else to park but nearby neighborhoods (at least a 10 minute walk, if not more).
UPPER MANAGEMENT: An expansion on the above ground parking lot is a necessity.
Let me paint a picture for you. Without any changes, this will play out one of two ways... Either you fill the building up and have a bunch of angry residents demanding more parking (+ high churn rates as people will not want to stay at ViaSol). Or you stop leasing apartments to people and lose out on a bunch of your potential profit on ViaSol. Neither of these sound like good options to me.
An investment in an above ground lot expansion is largely worth your time and money, as it will pay itself off well into the future.

Constant sewage backups
My whole apartment floods with sewer waste multiple times per month. Maintenance says it is normal and it happens to everyone on the first floor so nothing can be done. I really wish this would not happen. I am very worried about getting some sort of illness from the constant exposure.

Navigating Through Disappointments
Right from the beginning, there were problems with the online application process. Selecting my lease start date and floor plan was unnecessarily complicated; I had to rely on the office staff to intervene and enable these options on their end. Even though I had chosen a parking space and internet during the application, these weren't included in the signed lease agreement, leading to additional paperwork.
During the initial tour, I was only shown my unit and not the rest of the building. This... was a disappointment, especially considering my interest in amenities like the garage and terrace. Furthermore, I received a reprimand for placing my moving pod in a designated parking space in the surface lot, despite having confirmed this arrangement with the office staff well in advance due to my cross-country move.
Upon moving in, I discovered blinds lying on the floor of my apartment. Strangely, they were without the necessary hardware for installation. Attempts to seek assistance from the office have been unsuccessful, either due to unavailability or staff members lacking the ability to help.
However, my most significant grievance revolves around the internet setup. Despite numerous attempts, I haven't been able to get my apartment's internet, which is provided by the complex, up and running. I received conflicting information and was blamed for not having the details of the internet service provider (ISP). A subsequent exchange with the router and ISP company revealed that the issue lies within the building, specifically with the wall plug. I've submitted a maintenance request, but I fear it could take another month to resolve.
Given the circumstances, I firmly believe I shouldn't be charged for this month's internet service, as I've been unable to access it due to no fault of my own. This situation is immensely frustrating, as it's affecting my ability to work effectively, even jeopardizing my job due to the need for private meetings in crowded public spaces with unreliable Wi-Fi. I'm currently facing serious consequences as a result. It's disheartening that the apartment complex might not fully appreciate the gravity of the situation. However, the true impact will become evident when I struggle to meet my rent payment following potential job loss. This chain of events could ultimately affect my ability to sustain my tenancy here.
