The amenity spaces here are amazing. They provide great places to relax, work, exercise, and hang out.

After staying at the Acres on Arrowhead property since it opened over 2 years ago, I felt it was necessary to give an honest review to inform future potential tenants on what to expect before signing a lease. For context, I stayed in a one bedroom apartment with no balcony on the second floor with another person.
Firstly, I will start with management (Herzog Property Management) which I will give a score of 3 out of 5. I had good initial communication with both the higher management and then... with the building managers but the revolving door of management (there were 4 separate building managers in 2 years) making it confusing who is in charge and the lack of holding tenants responsible for clear rule breaking that affected other tenants got to be frustrating over time. Besides that, I have had no issues with management.
Secondly, I’ll mention the upkeep and cleaning of the building which I will rate a 1 out of 5. I can’t tell you how many times I have walked down the same hallway and seen the same dirt or trash lying around for months on end. I also had never seen the yoga/fitness studio cleaned a single time while staying here. I know that management will only hire a cleaner for 5 hours per week so I suspect that is the main issue, but it certainly negatively affected my experience while staying here.
Thirdly, I’ll go on a higher note and give a 5 out of 5 score to maintenance. The online portal for payments and maintenance requests is quite simple and the building maintenance worker (Josh) is very fast at assisting with issues and always with a good attitude. Definitely the bright spot of my experience with the Acres on Arrowhead.
Lastly, I’ll mention the amenities offered which I will give a score of 4 out of 5. The 4 amenities (coffee bar on floor 1, gym/yoga room on floor 2, study/conference room on floor 3, and the lounge/movie room on floor 4) all offered unique experiences in their own way. I enjoyed using most of these and there were other tenants using them occasionally but I certainly would find plenty of times that the amenities were empty. The coffee bar was always well stocked which was my personal favorite, while the lounge/movie room had broken games that limited its potential.
Overall I would give this building a 3/5 score.

It's not the nicest newer apartment in town, but for the price I was really happy with my unit.

WARNING! Hopefully my story can help someone else. Property manager was on vacation, so the corporate office was taking calls. Completely understand! Call for a unit, get told multiple of the unit types are available in the time frame I needed to move into. Said great, picked a unit and put an application in. Was told the manager would be back the next Tuesday, so I wouldn’t hear anything for a week or so. Again, no issue at all. Manager calls me the Tuesday afternoon she gets back and says “hey... the tour of the unit for tomorrow won’t happen because I rented that unit today and no other units are available.” Completely unprofessional. Pretty well built, but like most apartment complexes it was built very fast so there are some things that will just not make sense (like no cabinet door stops so they can just hit the wall or each other). I just moved in, was planning on biking to work, they said they had bicycle racks, they don't (at least for now). Otherwise it is a nice and quiet place, won't hear anything besides maybe a soft rumble from someone else's washing machine. Everything is electric, you of course pay for... electricity so it will be ~$60/month according to MN power, which is apparently very good for this building because the other building, Acres on Arrowhead 3425, has bills of around $150-$200/month for electricity. I have not gotten a bill from MN power so I have yet to see if I've been bamboozled. I'm here because it's very convenient for a work commute, close to costco/walmart, and in close enough proximity to get to the rest of Duluth. If you're just looking for a nice apartment in Duluth there's plenty of options that could be closer to where you are working. Read More
