RENTER'S CRITERIA
Requirements when applying:

Credit Score: Credit Score of 600 or higher

Income: Total combined gross monthly income must be at least two and a half (2.5) times the amount of monthly rent

Must provide 4 recent paystubs or 2 months of recent proof of income and/or two most recent tax returns and/or statements.

Provide two years of rental history information.

Must Provide Identification Card/Driver’s License, valid government issued photo I.D. or passport

Must fully complete rental application.

There is a non-refundable application fee of $35 per adult.
All applicants must be at least 18 yrs. of age.

Criminal / Background Check:
All applicants require a criminal background check. If residency in current state does not exceed five (5) years, additional reports are required from all previous states that applicant resided in the last 5 years.
Felony convictions will disqualify an applicant for life from being a resident including, without limitation felony DWI’s.
Misdemeanor convictions or gross misdemeanor convictions will disqualify an applicant for up to three (3) years on crimes against persons, property or drug related illegal activity. The time period starts upon the date of the disposition of the crime.

A criminal background and credit check is completed by a third party screening company for all individuals during the application process. Rental applications are denied for individuals who have been charged, convicted of or plead guilty or no contest to a felony, and certain misdemeanors. This information is kept confidential and only an approved, conditional, or denied decision is sent to the rental office. If your application is not approved, you will receive a letter in the mail regarding your application.

A forcible entry and detainer, eviction, and/or negative rental reference from within the past five years, or money owed to a past owner will result in a denied application.
