Enjoy lakefront living in this beautifully remodeled, fully furnished home located at the southern tip of Arbutus Lake, a popular all-sports lake just outside Traverse City. The property features private lake access, higher-end finishes, two bathrooms, a spacious deck, a wood-burning fireplace, and an attached two-car garage. The main-level nonconforming bedroom features a queen bed and direct access to the back deck through a sliding glass door. Above this area is a loft with a twin bed for additional sleeping space. The lower level includes the home's only standard conforming bedroom, which features a queen bed. This level also offers a comfortable sitting area and a third nonconforming sleeping area with a twin bed. The property is owner-occupied during June and July and is therefore unavailable during those months. Minimum stay required is 4 months. The home is pet-friendly for up to two preapproved animals. Cats and both small and large dogs may be considered with prior approval. Tenant must have the home and its appliances professionally clean upon move out and provide a paid receipt. No smoking. 2 pets are okay with owner approval. Non-refundable fee is $300 per pet. Tenant is responsible for all utilities, lawn care and snow removal. Applicants must be at least 18 years old. All occupants age 18+ must submit an application ($65 application fee per person). Minimum qualifications include income of at least 3x the monthly rent, a credit score of 680 or higher, satisfactory rental history, and successful background screening. No evictions or bankruptcies with in the last 7 years. Applications must be fully completed before processing. Approved applicants must sign the lease within 48 hours. A one-time $150 admin fee is due upon application approval. The security deposit is due at lease signing, and the first month's rent must be received at least 5 business days prior to move-in. Security deposit alternative available! Qualified applicants may have the option to use FolioGuard™, powered by Obligo, instead of paying a traditional cash security deposit. This option requires approval and payment of a nonrefundable fee. Residents remain responsible for all charges or damages under the lease.
