Undisclosed Rental Deposit.

TL;DR: To those who are considering this as their next home, please be aware that at the time of this review the apartment complex had a non-disclosed requirement of a non-refundable rental deposit equal to your first full months rent due 7 days after your approval. Please take that into account before applying.

I am writing this review to express my disappointment with Bayberry Pointe Apartments. While the complex initially seemed promising, my experience was marred by their deceptive...
practices regarding a mandatory rental deposit that was not disclosed on their listings, website, or application process.

The specific terms of this rental deposit were only disclosed after I requested clarification and official paperwork as info on the rental deposit was not included in the sample lease.
While they claimed to be a business of integrity and graciously offered a refund for my application fees. I simply asked that they update their listings/website to better inform future applicants of their own requirements.

I let them know that this review would only be made if such disclosures were not added to their listings/website. It has been 3 weeks since that time, which I feel is a fair and adequate amount of time to add a disclosure about this requirement. It is disappointing to see that they have seemingly chosen to remain deceitful by willfully omitting this requirement from their public listings/website.

Beyond this major issue, there were other concerning aspects of the sample lease they provided. From incorrect/outdated info, grammatical errors, and overly broad/ambiguous/controlling provisions. I would recommend to hold off applying till you receive a sample copy and have a chance to review it yourself.

Lived there 5 years

Make sure you ask if people above you have kids. Everything was fine until upstairs new tenants moved in and had 2 kids. The noise was obnoxious. Complaining to the office did not help at all. There were mold issues in the newer Urban apartment. Snow removal was not good at all. They put in the cheapest plastic white blinds so they all broke and weren’t repaired. When apt inspections were scheduled for maintenance to check things they did not come inside. They only checked furnace area. I... definitely felt “unheard”. I bought my own home and still cannot believe how quiet things are in my neighborhood. Do better Bsyberry. I was a loyal renter but you weren’t loyal to my rights.

Love living here!

I have enjoyed my experience so far. The leasing office is responsive, and the maintenance comes within a day or two. Close to Standale plaza and lots of stores. Love living here!

poor leasing office management/ quality of living

The leasing office is ridiculously unresponsive and often disrespectful and is quick to go back on their word. For example, late fees were to be administered after 3 days but when they finally added online payments their app for making these payments was too glitchy and even when rent was sent on my end they never received it and we were given a late fee. also rent was way too high for the poor facilities(mold problems, birds coming in through dryer vents, electrical outlets not working, and no... light fixtures in the rooms and no cleaning of common areas) with the amount of options in the area for housing this would not even be a considerable option for me again. Even the newer apartments which might seem nice, but still struggle from poor maintenance (both in quality and responsiveness) and also crime near the front of their apartments on lake Michigan. Constant car break ins and theft and even malicious actions like the burning of one of their carport garages.

Great apartment

Bayberry Pointe is a great place to live. Their office staff is friendly and helpful, maintenance fixes things VERY quickly, and the area is quiet, safe, and clean.

However, there are some things that could be better to make this place even more perfect:
- no disposal in the sink
- toilets are very, very small
- sink counters are low, sinks are small
- sink handles are the small cylinder ones you have to grab, not the nicer L-shaped ones you can move with the back/side of your hand
- thin walls...
, you can hear loud conversations, music, people walking above you, people urinating in the bathroom above you, etc.
- kitchen cabinets don't have handles (although there is lots of cabinet space)
- microwaves are VERY small, can't fit even a big plate in them
- sliding doors to laundry room / closets feel cheaply made and get stuck occasionally
- poor cell service for Verizon throughout the complex
- limited non-garage parking options near 3-story and closely packed buildings
- limited "community clubhouse" options. Nice tennis/basketball court, but it would be cool if they had a pool, coffee bar, or other community amenities.

I've only seen and experienced three units, and my above points apply to these 3 units. Other units may have bigger toilets, for example. The newer units in the front probably don't have these same drawbacks as well.

Overall this place is great and I would highly recommend it!
