Pros: -Set back a bit from the road and has a little lawn and wooded area -Pet friendly
Cons: -Rent's gone up a few times in recent years, and they increase incrementally with each new tenant, resulting in some tenants paying $100-150 more or less than others for the same exact unit. -Power issues: Power goes out for a few hours to a few days every month or two, and flickers a lot. If you have expensive electronics like a computer, PlayStation, litter robot, etc. you will need to invest in... surge protectors or they WILL be damaged (I know this from experience). Food in your fridge WILL be lost. *Power went out for 5 days in negative temps this winter, and heat went out for 5 days a couple days later, resulting in two weeks of living in single-digit temps indoors and two units flooding due to a frozen pipe. Power went out again for two weeks last winter and this area seems to be in the last 5% fixed by DTE. -Noise: Noise from within apartments isn't too bad unless someone blasts music, but due to the thin windows you can hear EVERYTHING outside. Conversations, car doors and engines, footsteps, all clear as day. There are people who drive trucks and motorcycles here... -Odor: Has that old building/musty basement smell no matter how much you clean. Far worse, is the cigarette and weed smoke that seeps through the walls, vents, drains from other units. I have 3 air purifiers and the wildfire-smoke rated one is very often red (bad air quality). -Upkeep: Building upkeep is not great. Pavement is covered in potholes (rolled my ankle in one twice, now), snow removal is not prompt (I've fallen on ice and witnessed two different people fall on the stairs in winter), garbage from evictions or whatever sits outside the dumpsters for weeks, small issues like peeling paint, broken banisters and wasp nests don't seem to be priority at all. -Water: When the water is not slimy-feeling with salt it is pure yellow with rust. Be prepared to spend money on buying water and spend time cleaning shower/tub/sinks/toilet. -Outdated: Old cabinets, super cheap flooring, walls that have been patched and repainted a hundred times, carpet they tell you is new but has obvious stains, old plumbing that breaks, etc. -Communication: It's like pulling teeth to get a response over anything, and maintenance requests drag on forever. Temp: These units are like saunas in the summer. Police: Cop cars and ambulances are here at an alarming frequency.
