Up to five other full-time residents live here, plus owners who drop in occasionally as they plan future remodeling and attend to... improvements. __The neighborhood__
The Governor’s Grange is very close to downtown Hallowell - 2 short blocks walk to Water St shops/restaurants; easy highway access.

Hallowell is a center for live music and good food. Within an easy walk are coffee, fresh smoothies, restaurants, renowned pubs, bakery, banks, post office, and live music. Walk beside the beautiful Kennebec River, or through the delightful Vaughan Woods. A short drive by car are all the big-box stores, services and government offices of Augusta.

__The furniture__
Bedrooms furnished with period beds, new mattresses, antique dressers and bedside tables, lamps, fresh bedding. Living room equipped with comfy sofa and armchair, wool rug, 55” 4K TV with Roku for Netflix. Kitchen has two fridges, stove, oven, dishwasher, microwave, coffee machine...

__Pets__
We don’t have any pets. We do not want a dog in the house.

__Costs___
Utilities included: Internet, Regular Garbage collection, Gardening, Snow Plowing
Utilities with bills shared between occupants (owners always pay 1 share): Water/Sewer, Gas, Electricity, Wood for stove (so when we are full with 6 including you, plus owners, you’ll pay a 1/7 portion). Additional fixed cost for basic house cleaning $30 per month each.

__Lease__
Lease term: 6 months minimum (unless specifically a 3-month summer-only internship), then month-to-month. Although we have a valid Innkeeper’s License from the City in order to rent out rooms, we have no intention of taking short term guests. One per room avoids overload in common areas.
Deposit: $1050 + (first month prorated according to date)

__House rules__
NO SMOKING, or vaping anything, and NO DRUGS on the premises (house and land) please - no exceptions. No subletting. We require everyone takes out their own renters' insurance. We allow occasional short-term guests only.

__What’s next?__
