Welcoming, clean and convenient

I’ve had such a wonderful experience with The Reed from the very beginning. Mark, Justin, and Deborah were incredibly helpful, patient, and professional throughout my application and move-in process. They made everything feel easy and stress-free, always taking the time to answer my questions and make sure I felt supported. The community itself is beautiful, quiet, and relaxing, and the location is extremely convenient with easy access to the Metro and King Farm, as well as nearby restaurants,... shops, and other amenities. I also really appreciate the maintenance and housekeeping teams, who are always friendly, helpful, and quick to assist whenever needed. Everyone I’ve interacted with has been kind and welcoming, which has made me feel truly comfortable and happy in my new home. I’m very grateful to the entire Reed team for making my experience so positive, and I would definitely recommend The Reed to anyone looking for a peaceful, convenient, and welcoming place to live!

Don’t be discouraged!

I know the existing reviews for The Reed may discourage some people from moving here, and honestly, they made me skeptical too. However, after recently going through the leasing and move-in process, I feel it’s important to share my experience.

I’ve been looking at this building for almost two years, and the difference between the previous management and the current management is night and day. The transition to new ownership appears to have brought a much-needed change in direction, and from...
what I’ve seen so far, the improvements are noticeable.

As a first-time renter, I was nervous about the entire apartment search and move-in process. Justin, who assisted me throughout most of the process, was incredibly knowledgeable, professional, and patient. He answered every question I had, kept me informed, and made what could have been a stressful experience feel surprisingly easy and straightforward.

Like many others, I saw reviews mentioning issues with elevators, trash, pests, and general building concerns. Those reviews are valid experiences from residents, but I also believe the new management team is actively working to address long-standing issues and improve the overall living experience. With how much people are paying for rent today, residents deserve a building, amenities, and management team that make them feel their investment is worthwhile.

What ultimately sold me on The Reed was the convenience. I don’t have a car, so being within walking distance of the Metro, grocery stores, restaurants, and everyday necessities was a huge factor in my decision. The location is difficult to beat.

I also want to make it clear that I was not asked to write this review, nor am I being compensated in any way. I simply wanted to offer a current perspective because, after reading years of reviews, I completely understand why prospective residents might hesitate. That said, based on my experience with the new management team, I genuinely believe this property is moving in a positive direction. If they continue with the upgrades and improvements they’ve started, I think The Reed has the potential to become a place many more people will be proud to call home.

Poor management

We were in the process of transitioning between two property management companies , our moving day is 3/28 ,During this transition, we were informed that parking stickers were not yet available, and residents were advised to continue using first-come, first-served parking. We followed this instruction in good faith.

On 4/28 early morning, our vehicle was towed and we had to pay $170 to retrieve it. Management later stated that an email notification had been sent regarding the parking sticker...
requirement. However, we requested proof of this communication (including date and recipient list), and no evidence has been provided.

Even the towing company has attempted to contact management regarding this issue, but there has been no response.

This situation appears to be the result of a communication breakdown during a management transition, which led to an avoidable towing and cost to the resident.

We hope the management can take responsibility for improving communication processes and preventing similar situations in the future.

Stay Away!

Cockroaches sighting in the apartment and trash room multiple times. This continues to be a problem and has not been addressed in 6 months and counting. Neighbors stealing package straight out of the mail locker room, pretending to be receptionist. Homeless hangout inside the building. Vents produce a horrible smell into the apartment. Days leading up to move in was stressful due to incomplete information and leasing staff being passive aggressive. Just one EV charging station for two buildings... housing 100s residences. Lack of guest parking, about 7-8 spots total for a 6 floor garage.

Go somewhere else

Not safe, homeless lives inside building. Garage door is always breaking , parking lot is a scam , your car will be damaged. Roaches everywhere, carpets are dirty in hallway. Management isn’t good with maintenance calls , good luck trying to move in and move out with the loading dock situation. Key fob won’t work making you go way out your way with heavy groceries to another door. very outdated to what is being built.
