APPLICATION REQUIREMENTS
• Application required from each applicant 18+ years old
• An application must be completed for all animals
• Meet company qualifying requirements, listed on the Available Homes page of our website, as well as the application
• Able to take possession of property within 45 days of availability date.
• Must have excellent credit, employment and rental history background.
• Favorable responses from references.
• Evidence that applicant has the financial ability to pay the rent along with their other obligations.
• Proof of income showing a rent to income ratio of 3 to 1 in the form of pay stubs, W-2 form, tax returns, bank statements, LES, assistance or other documents.
• Fully completed application from each applicant. We are unable to process applications if information is missing, illegible or if not all applicants/guarantors have applied. Incorrect/misinformation/missing information may delay the processing of your application or may disqualify you as a prospective renter.

FEES AND INITIAL PAYMENTS
• Application fee: $40/adult, a breakdown of which can be provided upon request
• Application fees are used for the cost of screening and review of applications and are non-refundable
• Administrative Setup Fee: $30, due 1 month after move-in.
• First Month’s Rent: Due a minimum of 48 hours prior to move-in date
• Security deposit: Due at signing

Applications are reviewed based on the order in which they are received as well as the most qualified. In order to keep properties vacant for the shortest period of time, quicker move-in dates are also considered.
