11 empty units, new mgmt touted they were local but they are in TN. Very petty, will not allow complaints. Fireplaces are not usable, no sprinklers, won't allow kids to use sidewalk chalk at their unit, always charging mistakenly then blaming you when you complain. One dumpster for over 40 units is always full, will charge if you put trash on porch till next morning. No regular inspections. Things are maintained with a bandaid. Several residents that are still her are also moving because of new... mgmt. They can no longer put up with the harassment.

Bourbon Hills Apartments is locally owned as the owner of Gossett Investments, Inc. has lived in Paris, KY for over 10 years, but yes you are correct that he relocated to Paris from TN and Gossett Investments, Inc. is a TN based corporation. The... owner lives within 5 minutes of the property and is onsite on a very regular basis. Since our ownership in July 2025 any unit that comes empty has been quickly rented so I'm not sure where your information of 11 empty units has generated from. The units do have fireplaces with electric logs and are usable as such and provide secondary heat to the central heat and air units in each apartment. Due to insurance regulations they are not usable as regular fireplaces that is correct and that if for fire safety. Sprinklers are not a requirement for the complex and never have been. The dumpster did go through a contract change due to the vendor not being able to pick it up and it was corrected, we apologize for that inconvenience. Units are pest control and maintenance inspected monthly as they have been every month since our ownership July 2025. As of the date of this complaint we have owned the property for three months and immediately have had landscaping upkept and maintained along with parking lot maintenance completed and employee two full time maintenance personnel to keep the interiors maintained. Sidewalk chalk is not permitted at any of our complexes as it is not removed after used and used on areas other than sidewalks. This is so that the complex maintains a clean and professional appearance. We do manage our properties effectively and do implement rules to better the health, safety, and well being of all the tenants. We are sorry you did not feel this was our intention, but understand your desire to live in a property that is not effectively managed.

Great property, horrible landlord
Be sure to read the lease thoroughly. You are required to give up your downpayment and give three months rent if you leave without giving a written 60 days notice. No pets are allowed, either.
