Horrible Apartment with Horrible Management

White River Lofts is a horrible place to live, and the management company, Granite, is even worse. The apartment building stinks of cigarettes and weed, with butts littering the ground outside the exits and on the rooftop terrace, which is ill maintained. Piercing building alarms sound off inside the apartments at all hours and take forever to reset. The elevator and hot water don’t work for weeks at a time. Trees break and fall in the woods next to the building, with cracked limbs hanging over... the cars in the parking lot. Water leaks into the stairwells, producing a malodorous mess. Sidewalk salt is sprayed all over the windows during winter creating another unsightly mess.

The management is an abomination. The leasing process is shambolic, filled with a dizzying amount of requirements and paperwork. Whenever there is a problem, local management passes the buck to corporate management, and then corporate passes you back to local management. In the end, management shirks all responsibility and says you need to call one of their many service providers who of course do nothing. You end up losing money because it’s impossible to opt out of the programs that management opts you into, and their promised damage concessions never come through. Finally, whenever you use any of the facilities, management will review video footage and fine you for causing damage that simply does not exist. It seems Granite’s business model is based on screwing their tenants as described in the many online complaints about them.

For financial and mental peace of mind, avoid White River Lofts and Granite Management. You'll save yourself from a boatload of stress and screw jobs, and from management’s twisted version of “luxury living.”

Avoid!

Avoid this place at all costs.
1) Leaks: All the windows leak, and tubs crack so easily so water will leak through the bathroom vents into the people below you.

2) Noise: There is absolutely no sound proofing. You can hear a pin drop from the people who live on either side and above you

3) Hot Water: Building has lost hot water twice in a year. Both times residents didn't have hot water for 8 days.

4) Granite Student Living. Both have been absolutely horrible. Communication, empathy, and a...
lack of professionalism to name a few.

5) Amenities: No fitness room, no grill, terrible rooftop.

6) Price - Outrageously priced for what we get.

Nice apartment but horrible move-in experience

My wife and I just moved into these apartments. While the apartment itself is nice, the move-in experience with the leasing agency has been horrible--it's been unprofessional, disorganized, and fraught with poor instructions and communication. Attempts to remedy the problems caused by these behaviors have been nothing but a headache, with only the least amount of effort expended by the agency to correct the issues. We’ve experienced many unpleasant surprises that have inconvenienced us and cost... us money.

As one example of many, there was insufficient effort to clearly explain the agency’s policies, either verbally or in writing. For example, we didn’t know that even though we are married, we would both be required to have liability insurance on the apartment to avoid being included in the agency’s forced-place insurance policy, paying double because there are two of us. We also weren’t told that we would need to have the insurance in place before we signed the lease, that is, when we don’t even live there. Having insurance on day one is not good enough. Furthermore, when you obtain the required insurance in a manner satisfactory to the agency, they will keep all parties on their forced place insurance for the entire month regardless of when you obtained your policy, and getting it removed is a hassle. The agency also automatically opts tenants into a costly credit-building program that we found to be completely useless. Again, it was a hassle to opt out.

Overall, the agency demonstrated a lack of professionalism, concern, and customer service throughout the entire application and move-in process and easily earned our low rating. Cynics could conclude there is no motivation to do better because it would result in fewer opportunities to capture revenue. Anyone considering moving into this apartment would be wise to consider our experience before signing up.
