You do indeed get what you pay for
Does this place cost a little more? Yup. And for that, you get a well-maintained, gorgeous property. There's an Amazon Locker onsite, two grocery stores right down the street (with delivery), Kohl's (clothes + free Amazon returns), and a ton of restaurants.
The walls are THICC — have a radio/TV because you likely won't hear storm sirens, let alone neighbors. They have an exterminator onsite weekly; comprehensive interior/exterior spray is free, max 7-day wait. Should only need this quarterly,... unless you're nasty. Massive selling point they should advertise. One thing I wasn't warned about: there's a lot of farm area nearby, which means hot summer days can smell like cow scheiße because "fertilizer". Not constant, but worth knowing. All unit doors are ground-level, no shared communal hallways. Second-floor units have interior stairs — brilliant for privacy and cleanliness.
Inside complaints: carpet in the dining space/bathrooms (weird, suboptimal, hopefully temporary (please?)). Bathrooms have tile around the toilet/shower, but that's it. The kitchen sink is also absurdly shallow — 3-4 inches deep. If you cook, pray all your cookware's dishwasher-safe. Fireplaces are wood-burning only (electric unit, no gas), so mine's "decorative" lol. Stove is electric coil, not glass-top (harder to clean, but manageable). On the upside: huge closets, huge rooms, high ceilings. You can request maintenance install pre-purchased ceiling fans or toilets — their stock toilets are small, so if you possess your own gravitational field like I do, budget to replace them. Fans go with you when you leave, toilets stay, but honestly worth it. And maintenance installs for free, so no electrical / plumbing degrees needed.
Maintenance is fast — confirmation within 24 hours, service often same-day or within a couple days. No horror-story waits here. These people want this place to be nice, and it shows.
Honestly, I'm writing this because reviews skew salty. This one's for someone like me who just wants an honest take: Windsor Oaks is a solid place to live. Be reasonable, make their lives easy, they'll return the favor. Can't speak to the move-out practices the last reviewer mentioned, but a few years in, I wouldn't wanna live anywhere else - except maybe somewhere with better public transit, but hell, it IS Indiana after all, so whatcha gonna do. This place has been better than I ever could've hoped for.
But please, let's redo the kitchen sinks y'all. I will die on this hill.
