How Is This Rating Determined?

Nice, but smoking is a big problem

Been here since early 2020. Nice doormen and management, but I cannot recommend this facility to people who prefer non-smoking apartments. Marijuana smoking is prevalent here despite being declared a non-smoking facility. Smoke is sometimes seeping into my apartment on a daily basis despite all the times I've reported it to the doormen and all the emails and in-person interactions with management.

Good Gold Coast Value

Walking distance to oak street beach, water tower place, food and bars, red line and buses. Quiet building and clean apartments. Pool, small workout room, good size laundry room, and doorman. On site maintenance and staff are great, always willing to help even for the smallest problem. Not updated kitchen, white cabinets and appliances, but everything works and is clean. Probably the best bang for your buck for Gold Coast area. Only con is the heating bill. Windows are not 100% insulated... properly which can cause the heating bill (electric) to be pretty high, especially for a studio.

A High Rise that feels like home

I love this building. I have lived here for a year now, and here's what you need to know:

The neighborhood is quiet but still walking distance to both River North (more downtown), Old Town (bars, food, comedy) and Lincoln park (zoo, food). Beach access is across the street, and if you get a "C" unit in the building, you get a lake view.

The apartments are clean and comfortable. White carpet means less entertaining, but it looks crisp with floor to ceiling windows and makes the overall feel of...
the apartment more like home than a bar. If I am entertaining friends, it's normally at the beach or local establishments.

The biggest pro is the rent - about 300/month under market value for what you get. Amenities include a pool, workout room, on-site laundry, and the best staff I have seen anywhere. Most of the staff has worked here for 30 or more years, and they are all very friendly and helpful.

My only complaint is that they charge $10/person for visitors at the pool. It really makes that amenity less fun, and other buildings in the area don't charge guest fees for the pool. I'm staying another year, and rent only increased $30/month.

Best Value in Neighborhood but not "Luxury"

Pros: large apartments, pool deck, maintenance staff is great, good rent for the area. Close to Chipotle.
Cons: Outdated with smaller kitchens and bathrooms. Insulation is not great, so heating bills are very high. No in-unit laundry or garbage disposals. Parking spots are a tight squeeze.
