only pays gas), free wifi, free laundry room in the finished basement; use of the backyard with grill, table and chairs and fire table; and lead-free water (unlike 90% of homes in Chicago). This is a rarity. You also get a storage area that is approximately 4’ x 4’ x 4’.

The location is great! The Irving Park/Albany Park area is diverse, fun, and friendly. There is a great variety of ethnic restaurants and close proximity to transportation. It is .6 miles to the Brown line (a 10-minute walk), a 10-minute bus ride to the Blue line Belmont stop, and a consistent 6-minute drive to 90/94. Great grocery store options as well - Aldi is a 5-minute drive, and for a huge variety of produce you can go to Cermak Produce, which is a 5-minute walk.

The living space is cheery and practical. The living/dining spaces are open and perfect for entertaining. The updated eat-in kitchen has large windows that look into the beautiful backyard. Hardwood & tile floors throughout. The primary bedroom includes great storage with a custom built-in closet and traditional half closet. The second bedroom has a half closet. Both bedrooms are large enough to fit a queen bed and modest dresser. The sunny and cozy front sunroom is perfect for a home office, reading nook, or playroom. The bathroom is a traditional Chicago bathroom with space for hanging several towels. All windows are new.

Parking (for one car) on the back parking pad off the alley is available for only $50/month. When you have guests over there is typically ample street parking.

The owners (my wife and I) live nearby and are easy to reach and very responsive to issues that come up. We have no issue with spending money to resolve a problem in the unit. We just want people to be happy living here. There are two other apartments in the building, and all tenants are very nice.

Applicants are required to complete a rental application and authorize a credit and background check. Minimum credit score of 620 required. One month security deposit at lease signing. Lastly, no dogs.
