This apartment complex is hands down one of the most poorly managed properties I have ever lived in. From constant inconveniences to terrible communication and lazy maintenance work, the entire experience felt like management cared more about collecting rent than actually providing decent living conditions for tenants.

The water shutoffs became absolutely ridiculous. Residents would frequently lose access to water with little warning, making it impossible to reliably cook, shower, clean, or... even use the bathroom normally. For a property charging the amount they do, this should not be a recurring issue. It became a constant disruption to daily life, and management acted like it was normal.

The amenities are basically a marketing gimmick at this point. Things are constantly closed, unavailable, broken, or inaccessible while tenants continue paying for them through rent and fees. Don’t expect consistency or transparency because you likely will not get either.

Maintenance is easily one of the worst parts of this property. Most “repairs” feel rushed, careless, and temporary. Problems either come right back or never fully get fixed in the first place. It honestly felt like maintenance would do the bare minimum possible just to close a work order instead of actually solving the issue. Having to repeatedly put in requests for the same problems became exhausting.

Management communication is equally bad. Calls go unanswered, concerns are brushed off, and getting real accountability from anyone is nearly impossible. Even after moving out, dealing with unexplained charges and trying to contact corporate offices has been a nightmare. Nobody seems willing to provide clear answers or take responsibility.

This property consistently fails its tenants in areas that should be basic expectations: communication, maintenance, reliability, and professionalism. Terrible complex and management. Your money is better spent elsewhere. They tried making me pay rent on a unit that wasn’t even finished. I came to get the keys and walk through the unit the day my lease was supposed to start and they were still painting the walls and fixing things so I couldn’t even move in. Luckily I was able to postpone my move in date. They force you to pay for valet trash that is so inconsistent that I can say for certain I’ve taken out my own trash 75% of the time. They... also did not give me a trash can(said it would be provided in lease) for the first 2 months yet didn’t give me any type of reimbursement for those months of “valet trash”. My apartment flooded due to heavy rainfall. I had to call management multiple times and submit several work orders to get anyone to come after 4 days of no reply. They gave me a fan to fix it and did not care if mold grew under the floorboards. Told them about a massive pit forming next to the window where I assume the water entered under the foundation. Their solution? Throw 5 bags of soil in the hole, never opened the bags though, just 5 sealed bags into the hole. The ceiling above the kitchen started leaking a stream of water one day while I was cooking. I tried calling their “emergency” maintenance line 10 times and nobody answered. I ended up having to call the actual regional company that owns the complex who then forwarded me to a real emergency maintenance line that sent someone to help. My AC stopped working in the middle of summer. It took them 4 days to send anyone to fix it. Their onsite grills are both broken and disgusting. I’ve called about them 2 times. Never been fixed. The apartment was not cleaned prior to moving in, the previous occupants owned a dog and the complex painted over the dog hair on the window sills and walls, as well as left the molding around the doors chewed on. I understand that apartment living is prone to hearing your neighbors, but I hear my neighbors alarm in the morning, that’s how thin the walls are. I lived here for 2 years with mild issues, but overall is a good place to start if you’re moving to Savannah for the first time. However, I would not recommend if you have a sensitive nose. Very strong odors from the marsh and…other places. Unfortunately it’s not something the complex can control so I can’t complain too much about it. Staff is nice and gets problems solved when requested. 20 minutes to Savannah, 10 minutes to Richmond hill, 15 minutes to Pooler.

Noisy neighbors, never fixed work orders, overcharged for everything and told me I owed them nothing and now a year later is telling me I owe them hundreds of dollars and claimed they couldn’t contact me but my neighbor hasn’t changed and neither has my email. Rude and unprofessional staff.

The place looked great when we toured. The problem is that I was basically begging to rent here, and the staff couldn’t have cared less. I sent numerous emails with not a single response, I made phone calls that were answered by an outside company and never returned, so I took my business elsewhere. HORRIBLE STAFF AND MANAGEMENT.
