I am in love with MAA McDaniel Farm Apartments and I am so happy here. The property and my apartment is absolutely beautiful and the office staff and maintenance staff are amazing.

The property itself is beautiful, however they have 1 dumpster for at least 20 buildings that stays overflowing and trash has consistently been piled up beside the dumpster since I moved in 4 months ago. I’ve complained and they got a dumpster brought in filled it up and still left items sitting because it was too much for the one dumpster they brought in. That dumpster was removed and now it’s in the same state again. I wish this site would allow me to post pictures. They definitely need a... second dumpster on the other side of this property.

This is the worst place I have ever lived. Make no mistake this place is overpriced! You can get many cheaper and better places. Loud neighbors, frequently broken gate, trash usually overflowing and so many more issues.

My experience with Colonial Grand at McDaniel Farm has been poor to say the least. It started day one with the extremely rushed walk through that lead to several issues being missed including damage to interior doors and carpets. In all fairness the maintenance was fantastic and they fixed the issues to the best of their ability without completely changing the carpets. But the good service stops there. Upon move out I was told that there would be a walk through (which never happened). Months... after I moved out, I was sent an astronomical bill stating that the sliding glass door was broken (which it wasn't) and that I owed for carpet replacement.
After receiving the bill, I called the office and spoke to someone working there. After a few calls back and forth the fee for the sliding glass door was waived however, I was told that I'm still responsible for the carpet that was damaged when I moved in. I asked to speak to the office manager and was told that she would call me back in a few days. No one called back and when I went to check the online payment portal I saw that the fees were no longer there. I wrongly assumed the fees had been waived. Instead, they sent me to collections.
It was going to cost me more to hire a lawyer to fight this than it would to simply pay it. In my mind this is form of bullying. If you are considering Colonial Grand at McDaniel Farm, I encourage you to beware.

Our process for assessing any additional cleaning and repair fees upon move-out is supposed to be transparent and stress-free, but it seems that we may have fallen short of... those standards in your case.
