I relocated to Atlanta on February 25th and began the apartment application process shortly after. It has now been over a month. From the beginning, I submitted all required documentation, including my birth certificate, Social Security card, pay stubs, and additional paperwork. I was initially told the approval process would take approximately two weeks due to the extensive requirements associated with a tax credit property.
After two weeks passed without any communication, I followed up and... was informed that the entire staff had been replaced. I was told the previous team consisted of temporary employees who had made multiple errors, and that the new staff would be correcting those issues. At that point, I was also told there was additional paperwork I needed to complete that had been missed during my original application. I specifically asked if anything else would be required, and I was assured that there was not.
Throughout this process, I made multiple calls and visits to the office, as I was working within a limited timeframe to secure housing. I clearly communicated my urgency and growing frustration to both Gina and the property manager, Terrell.
When I returned to complete rental verification documents, I was told I could bypass part of the verification process by emailing screenshots of my ADP pay stubs. After leaving, I became concerned due to the inconsistent and constantly changing instructions I had been receiving.
I attempted to speak directly with Terrell for clarification but was told on multiple occasions that he was unavailable. After persistent follow-up, he eventually returned my call. During that conversation, he provided yet another set of requirements, stating that I needed to submit pay stubs directly from ADP with a visible URL for verification. When I asked why this information had not been shared during our previous conversations, he explained that he was still addressing issues left by the prior staff.
At this point, the process has been marked by inconsistent communication, conflicting instructions, and a lack of professionalism. I am concerned about the handling of sensitive personal documents and the overall transparency of the application process.
I am currently seeking alternative housing options, but I also plan to escalate this matter to the regional manager to ensure that proper procedures are being followed. Based on similar experiences reflected in online reviews, this appears to be an ongoing issue.

POOR MANAGEMENT
First off, the listing needs to be taken down. As soon as you drive up to the gate , just to go talk to someone in the front office, the RUDE woman in the office says “ain’t no vacancies” and hangs up. As I proceed to leave, a very kind resident that’s standing outside the gate waiting for the school bus uses her key and tells me drive on in. I go to the office and the same woman who answered the gate rolls her eyes and says can I help you. I say well yes , you said there is no vacancies which I... understand, can I get some information about when there may be something available? She says I already said ain’t no vacancies and I don’t know when there will be and I don’t have any information to give you lady. I’m already 39 weeks pregnant so I just turned and walked away before I said something back to match her energy. Very rude. Very unprofessional. The complex itself looks great. I simply wouldn’t go back because of her unfortunately.

Poor Management
The management team are unprofessional and needs to be replaced! There is not enough parking and they are not welcoming of the issues they are having and tell you the same answer for everything, we’re looking into it!

Don’t waste your time unless you’re on the wait list
After finding this apartment complex on this site, I went to their website to check it out. The website’s homepage has a big “Lease Today” tab that you click that directs you to all of the available floor plans along with the dates that these apartments will be available. I filled out the information to contact them and waited. I never heard from them but now see that several other apartments will be available in March. I call the office directly to apply for one only to be told that they aren’t... currently conducting tours nor am I actually able to apply. There is apparently a wait list that won’t open up until the spring. I find it confusing that they would advertise availabilities and invite people to contact them only to be told that I can’t even apply for any of the available units. If there is a waiting list to even schedule a tour, then these units aren’t actually available. It seems a bit misleading to not have it posted anywhere on the website that there’s a wait list and the units they are posting are actually only available to people on the closed wait list.
