First off, the leasing office is located in Mobile, so prepare for maintenance requests to take weeks unless you constantly follow up and babysit the process. They manage so many properties that they seem completely overwhelmed.
Parking is a nightmare. They claim there are 2 spaces per unit, but there are not enough spaces to realistically support that. The entrance is extremely tight when cars are parked, and if you drive a larger vehicle, getting in and out becomes difficult.
The complex... only has 2 very small dumpsters for the entire property, and they are constantly overflowing.
The unit below mine (same floor plan) repeatedly experienced flooding in the bathroom and laundry room throughout my entire stay here. I was told over 5 times that I could not use my shower or laundry because of it, while still being expected to pay full rent. They sent around 10 different men into my apartment trying to find the source of the issue, and when they could not figure it out, they blamed me instead.
I was literally told by management in an email: “The fact that they are unable to find the source of the leak leaves us to believe the first plumber is right. This means that you or someone in your unit is not bathing/showering correctly, which is flooding the unit below.”
Meanwhile, there was never any water damage inside my own unit. Considering these buildings were built in the 1960s, it seems much more likely there are underlying plumbing or structural issues that they simply do not want to properly repair.
When I asked for proof that I was supposedly causing the flooding, I instead received notice that I had to leave the property.
The walls are extremely thin. You can hear conversations, coughing, sneezing, TVs, showers, arguments, and more from neighboring units. You can also smell whatever other residents are cooking throughout the building.
There was also apparently a termite issue at one point, and instead of actually resolving it, residents were emailed telling them to keep porch lights off and use essential oils.
The apartments may look “renovated,” but it feels like they only updated surface-level cosmetics while ignoring the actual foundation and infrastructure problems. Rent has continued increasing despite these ongoing issues.
As someone who consistently paid rent on time and rarely caused issues outside of repeatedly reporting the flooding situation, I was treated terribly by management.
I would not recommend living here.
