New Management (2026) has made it significantly worse.
We have lived in the complex for a number of years, so we know the property very well. Our apartment is fine, but management is an entirely different story, and we're worried it is a telltale sign for what is to come.
To begin, the purchase and transfer to new management was done quite literally overnight (from the residents' perspective). We woke up one day in the middle of Decemeber to a notice that the complex was under new ownership. When we went to the office to say goodbye to the old... management, it was completely empty, previous management all the way gone without a trace.
Since the acquisition, the property has gone downhill. Trash routinely piles up around the dumpster, the dog waste bags have not been refilled even a single time, maintenance requests are marked "completed" without so much as a knock on the door from maintenance staff, the gates haven't closed once, rent has not been updated in our payment portals on the first of the month (when rent is due) a single time yet, and we have begun seeing unhoused people sleeping on our stairwells.
To add to this, whenever issues are brought up with management, they are routinely rude and even sarcastic. This complex used to be a nice place to live, and the area is a good one with relatively easy access to the interstate, Little Five Points, Buckhead, and Decatur. However, if I were looking for a place to live, I would use extreme caution looking here. Many of us longtime residents talk frequently, and the general consensus is that it is going downhill with a quickness.

The absolute worst apartments EVER
I wouldn’t recommend these mold/roach infested apartments to my worst enemy!! This was the worst experience ever. I cleaned this apartment almost everyday not even joking and my swiffer/mop was ALWAYS black no matter what!! Mold grew in the tub and on window seals, the apartments aren’t properly sealed. I had an air purifier in my living room and bedroom and brought it to my new apartment and it smelled like stale air. The roach infestation WAS ridiculous from small to big ones. I could honestly... go on and on about this nasty apartment complex but i feel as though you guys get the picture! I was there for 3 years the worst 3 years EVER!!
