Poorly managed property with constant overflow of communal trash

This property looks good upon initial visit but living here has been a real disappointment. If you are considering the 600 building, know you'll essentially be moving into a carnival circus with the community's children allowed to shriek, scream, and use the parking lot as their daily playground. They play hide and seek and ball games around parked cars, with balls routinely hitting vehicles. Kids ride bicycles with cars coming and going; I've seen several children nearly hit because management... does nothing to enforce legitimate use of the parking lot. If you work from home, you'll have shrieking kids from 3–7 PM most days, year-round — longer in summer. Management will not require parents to honor supervision rules or the "quiet enjoyment" clause in the lease. Three people in the 600 building have moved or given notice in the last month due to unchecked noise. The trash compactor has been broken most months I've lived here — management brings in an unsightly open-air dumpster at the entrance, with trash constantly overflowing and a disgusting smell in warm months. The back security gates are routinely broken and left open, and despite my suggestion to install cameras, management has done nothing proactive. If a gated community matters to you, this won't suit you. Overall, this corporate-run, poorly managed property falls far short of what you believe you're moving into when you sign their lease and pay their many fees.

Worst Management

The management just wants all the money they can get from you. Just because the Renters Insurance was not updated they charge you $40 each month of "non compliance". I had reached out to see if they can waive that charge as the insurance was not lapsed. But they said they can not do that at this time even after providing the documentation proof that it was not expired. Such is their systems they maintain in 2020. I am pretty sure their systems will allow to add as many charges as they want. It's... a joke.

Don't Even Bother

I've lived here for about a year and a half, and I'll let you know now: there's definitely better places to live. My car's been hit in the lot multiple times, and the staff just told me there was nothing they could do about it cause "they didn't leave a note". Kids are running around in the parking lots constantly when it's warm, leaving toys in the road. When I transferred into the apartment I'm in now, it was in absolutely horrible condition, nothing was cleaned, the entire apartment just... smelled like paint for a week. It's almost like they just painted everything instead of cleaning it. My fridge is older than I am! So much for an upgraded apartment. Choose literally anywhere else in Dunwoody to live.

nasty place to live

Dont move here, roaches everywhere. i mean everywhere. not safe for kids. stay back.

It's OK. Could stand some improvements.

Pros
- apartment size
- location
- staff/service
- communication
- neighborhood outreach
- recycling/donation area
- vacuum/car wash station
- online resources including neighbor postings (items for sale, local recommendations, etc.)

Cons
- like many others noted, outdated fixtures, cabinets, blinds, and for some...appliances. for the price they're charging, NOTHING should be outdated. kind of gross when you think about it. the hundreds that have placed their fingertips on...
the same doorknobs and sat their butts on the same toilets/tubs.
- poorly cleaned hallways, stairwells. could use a frequent power wash.
- neighbors will leave trash in the hallway until they decide to take it down

Suggestions
- valet trash pick-up 2-3 x's a week. seen at other complexes.
- move the main trash dumpster. it has the whole front of the complex smelling like a dump during the summer. i really feel sorry for the many neighbors who live right by it.
- install exterior ceiling fans in the hallways. this will provide a nice look, keep the areas a little cooler, and keep the flying bugs away at night that are attracted to the lights.
- ROACHES. they love to come out at night from under the building. be careful when wearing flip flops. haven't seen any in the apartment though.
- more doggy stations would be nice
